The Tahoe Sierra neighborhood is also known by locals as Sierra Tract. It is an affordable area that is close to all the great Lake Tahoe amenities. This popular area has some mixed notes in the categories that we follow. The closed sales decreased by 8.9% but both the median and average home prices went up. The median home price by 8.1% and the average by 10.1%. The days on the market (the time between listing and close of escrow) went down by 36.4% while the price per square foot went up. It is important to note that the larger the home, the lower the dollar per square foot. During 2016 the average square foot for homes sold was higher than in 2015. The list to sale ratio stayed exactly the same. The list to sale percentage went up 2.7%.
The month supply of available homes decreased from exactly 3.0 last year to 2.5 this year. Under 4 months indicates a seller market.
