The North Upper Truckee neighborhood had another mixed report when comparing the 2nd quarter of 2020 to 2019. The amount of solds went down while the average and median sold prices went up. The days on market also went up while the percentage of list price went down.

The Meyers neighborhood showed a mixed bag in the real estate categories that we follow when comparing the second quarter of 2020 to the second quarter of 2019. While the number of sales went up slightly, along with the average and median sales prices and the percentage of sales price. The dollar per square foot did go down a bit as did the days on market.

The Country Club Estates neighborhood showed the impacts of the Shelter In Place and travel ban to South Lake Tahoe during the second quarter when comparing 2020 to 2019. While the number of sales went up by 1, the average and medians old prices both decreased. As did the the average dollar per square foot, and percentage of list price. The time on the market increased and the month’s supply of homes went up during this time.

Pioneer Trail Second Quarter Market Report

When comparing the real estate market trends from the second quarter of 2020 to the second quarter of 2019 in the Pioneer Trail neighborhood we see that the number of sales went up slightly as did the average and median selling price. However, the average dollar per square foot went down slightly. The average list to sale price ratio went up in 2020 and so did the average time on the market.

Tahoe Paradise 2nd Quarter Report 2020

The Tahoe Paradise neighborhood showed some not so great trends when comparing the 2nd quarter of 2020 to the 2nd quarter of 2019. Of course, this was the time period when Lake Tahoe has a travel ban in place and folks were hunkering down due to Covid-19. The number of sales stayed the same while the average and median sold prices went down. Interestingly, the average dollar per square foot increased in 2020 along with the percentage of list price. The month supply of homes also went down as a result of the pandemic which proves the theory that the dip in numbers is simply a result of the health crisis.
