Gardner Mountain real estate was a mixed bag when comparing the first quarter of 2020 to the first quarter of 2019. While the month supply and number of sales stayed the same, days on market went down (which means things are selling quicker) and the dollar per square foot went down in a little. The good news for sellers though is that the median sold price did go up this year compared to last. A note regarding the month supply of Gardner Mountain is that the above noted number tells us this market is a seller’s market. To understand the month supply more, it gives us an idea of who has control of the market. Anything 4 or under is a seller’s market, anything over 6 is considered balanced and anything over 8 is considered a buyer’s market with a surplus of housing inventory.
