According to the South Tahoe Association of Realtors, the South Lake Tahoe real estate market showed 12 NEW LISTINGS this past week, down from the previous week’s 30. The lowest priced new listing is $154,440 for 1032 Ham, a 2 bedroom, 1 bath with 720 square feet. The highest priced new listing is $1,250,000 for 483 Lido, a 3 bedroom, 2.5 bath with 2651 square feet. This week’s median listing price is $379,700.</p>
<p>There were 14 homes that went into ESCROW this past week, up from the previous week’s 9. The lowest priced new escrow is $165,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 square feet. The highest priced new escrow is $1,195,000 for 1934 Marconi, a 4 bedroom, 3 bath with 2628 square feet. The median pending sale price is $341,890 with an average time on market of 98 days.</p>
<p>The number of closed sales this past week was 10, down one from the previous week. The lowest sale price was $172,100 for 1964 Cherokee, a 3 bedroom, 2 bath with 1088 square feet. The highest sale price was $775,000 for 2341 Cold Creek, a 4 bedroom, 3.75 bath with 2703 square feet. The median sale price was $307,000 and the average time on the market (including the escrow period) was 101 days.</p>

The lowest priced new listing is $180,000 for 1149 Herbert C, a 3 bedroom, 2 bath, 1161 square foot condo. The highest priced new listing is $795,000 for 4081 Manzanita, a 5 bedroom, 3 bath with 2982 square feet listed with Pinnacle Real Estate Group.  Good job, Diane. This week’s median listing price is $289,000.</p>
<p>There were 11 homes that went into ESCROW this past week, down from the previous week’s 12. The lowest priced new escrow is $165,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 square feet. The highest priced new escrow is $899,000 for 601 Lucerne, a 4 bedroom, 3.5 bath with 2388 square feet. The median pending sale price is $329,900 with an average time on market of 17 days.</p>
<p>The number of closed sales this past week was 11, up from the previous week’s 8. The lowest sale price was $204,000 for 1471 Chinquapin, a 3 bedroom, 2 bath with 1632 square feet. The highest sale price was $595,000 for 770 Algonquin, a 4 bedroom, 3 bath with 3009 square feet. The median sale price was $316,500 and the average time on the market (including the escrow period) was 149 days.</p>

The lowest priced new listing is $219,000 for 2531 Chris, a 2 bedroom with 1020 square feet. The highest priced new listing is $1,389,000 for 3779 Overlook, a 5 bedroom, 5 bath with 4243 square feet. This is actually not a new listing but has changed brokerages.  This week’s median listing price is $585,000.</p>
<p>There were 12 homes that went into ESCROW this past week, up from the previous week’s 10. The lowest priced new escrow is $272,750 for 1333 Glen Eagles, a 3 bedroom, 1.75 bath with 1195 square feet. The highest priced new escrow is $638,900 for 1971 Toppewetah (a bank-owned property) which is a 4 bedroom, 3 bath with 3361 square feet. The median pending sale price is $414,000 with an average time on market of 63 days.</p>
<p>The number of closed sales this past week was 8, up from the previous week’s 6. The lowest sale price was $67,000 for 1223 Bonanza, a 2 bedroom, 1 bath with 812 square feet.  The highest sale price was $850,000 for 537 Alpine, a 4 bedroom, 2.5 bath with 2538 square feet. The median sale price was $311,000 and the average time on the market (including the escrow period) was 93 days.</p>
