South Lake Tahoe Real Estate Market Update, Dec. 11- Dec. 17

Lake Tahoe first SnowThere were 21 NEW LISTINGS this week, up from last week’s 15.  The lowest priced new listing is $194,900 for 3608 Terry Lane #28, a 3 bedroom, 1.75 bath condo with 1176 square feet. The highest new listing is $1,300,000 for 3606 Needle Peak in the Heavenly Valley neighborhood. This home has 4 bedrooms, 2.5 baths and 1831 square feet. The median new listing price is $639,000.

 This week there were 5 homes that went into ESCROW, down from last week’s 8.  The lowest priced home that went into escrow is $155,000 for 3740 Larch, a 1 bedroom 1 bath home with 468 square feet in the Bijou neighborhood. The highest priced home that went into escrow is $568,000 for a 3 bedroom 2 bath Tahoe Keys condo located at 405 Ala Wai #1825. The median price for pending sales is $399,900 with an average time on market of 53 days.

There were 11 RECORDED SALES this week, up from last week’s 5. The lowest sale price is $261,900 for a 3 bedroom, 1 bath home with 1048 sf located in the Al Tahoe area at 3049 Oakland. The highest recorded sale is $820,000 for 1967 Kickapoo, a 4 bedroom, 3.5 bath home with 3595 square feet located in the North Upper Truckee neighborhood (congratulations to Mark Salmon of the Pinnacle Real Estate Group). The median sale price is $400,000 with an average time on market of only 55 days (including the escrow period).

South Lake Tahoe Real Estate Market Update, Dec. 4- Dec. 10

There were 15 NEW LISTINGS this week, up from last week’s 9.  The lowest priced new listing is $189,000 for 3344 Sandy Way #26, a 2 bedroom, 1 bath condo located in the Bijou neighborhood with 1000 square feet. The highest new listing is $738,500 for 770 Algonquin, a 4 bedroom, 3 bath home with 3009 square feet. The median new listing price is $369,000.

 This week there were 8 homes that went into ESCROW, twice as many as the previous week.  The lowest priced home that went into escrow is $164,000 for 887 San Jose which is a studio with one bath and 320 sf in the Al Tahoe area. The highest priced pending sale is $999,990 for 1372 Donner in the Heavenly Valley neighborhood with 4 bedrooms, 3 baths and 2400 sf. The average days on market for these homes is only 97 and the median price is $322,450.

There were 5 RECORDED SALES this week, up from last week’s 0. The lowest sale price is $210,000 for a 2 bedroom, 2 bath condo with 1044 sf located in the Heavenly Valley area at 1200 Wildwood #5 (congratulations to the Benedicts of Pinnacle Real Estate Group). The highest recorded sale is $655,000 for 769 Colorado, a 3 bedroom, 2.5 bath home with 2316 sf in the Tahoe Island neighborhood. The median sale price is $340,000 with an average time on market of 317 days.

South Lake Tahoe Real Estate Market Update, Nov. 27- Dec. 3

There were 9 NEW LISTINGS this week, up from last week’s 5.  The lowest priced new listing is $139,000 for 1281 Bonanza #1, a 2 bedroom condo with 870 square feet. The highest new listing is in the Tahoe Keys located at 1978 Kokanee for $1,769,000 with 3 bedrooms, 2.5 baths and 2373 square feet. The median new listing price is $425,000.

 This week there were 4 homes that went into ESCROW.  The lowest of which is listed at $188,500 for a 2 bedroom condo with 1000 square feet located at 3344 Sandy Way #6.  The highest priced home for the new pending sales is 2852 Santa Clause, located in the Christmas Valley neighborhood with 3 bedrooms, 2 baths and 1520 square feet of living space.  The average days on market for these homes is only 16 and the median price is $288,500.

 There were no recorded sales this week, quite a difference from last week when 11 homes closed escrow.

South Lake Tahoe Real Estate Market Update, Nov. 20- Nov. 26

There were 14 NEW LISTINGS this week, up from last week’s 10.  The lowest priced new listing is 2601 Pinter Ave., a 2 bedroom 1 bath home with 720 square feet asking $217,900. The highest new listing price is $2,300,000 for a 5 bedroom, 3.5 bath Tahoe Keys home with 3176 square feet, located at 2171 White Sands. The median price for this week’s new listings is $436,950.

 

There were 5 NEW ESCROWS this week, down from last week’s 11.  3049 Oakland was the lowest priced home that went into escrow with 3 bedrooms, 1 bath, 1048 square feet and a listing price of $269,900. The highest priced pending sale for this week is $840,000 for 3419 Aloha, located in the Bijou neighborhood with 3 bedrooms, 2.5 baths and 3050 square feet- congratulations to Mark Salmon of Pinnacle Real Estate Group! The median price for these pending sales is $341,900 with an average of 89 days on the market.

 

There were 11 CLOSED sales this week, up from last week’s 9.  The lowest sale price was $122,000 for a studio condo located at 516 Emerald Bay  Rd. #201 with 480 square feet. The highest sale was $1,060,000 for 689 Lily Ave. located in Al Tahoe with 4 bedrooms, 5 baths and 4140 square feet- congratulations to Flip Walker of Pinnacle Real Estate Group! The median sale price was $270,000 and the average days on market, including the escrow period, was 133.

South Lake Tahoe Real Estate Market Update, Nov. 13 – Nov. 19

Hot Air Balloon Over Lake TahoeThere were 10 NEW LISTINGS this week, down from the previous week’s 18.  The lowest priced new listing is $278,000 for a 2 bedroom, 2 bath home with 1429 square feet located at 730 Tahoe Island Drive. This week’s highest priced new listing is $1,700,000 for a house located at 2160 Balboa in the Tahoe Keys with 5 bedrooms, 3 baths and 3122 square feet. The median price for these 10 new listings is $522,475.

 

There were 11 NEW ESCROWS this week, up from last week’s 9.  The lowest priced home that went into escrow is for $265,999 and is located at 1035 Herbert in the Bijou neighborhood with 4 bedrooms, 2 baths and 1394 square feet. The highest priced sale this week is a short sale for a house listed at $599,000 located at 921 Han St. with 5 bedrooms, 2 baths and 2420 square feet in the Christmas Valley area. The median price for the new escrows is $414,900 with an average time on market of 37 days.

 

There were 9 CLOSED sales this week, higher than last week’s 6.  The lowest sale price was $239,000 for a studio condo in the Tahoe Keys with 550 square feet. The highest recorded sale this week is 1854 Venice, also in the Tahoe Keys, which sold for $898,000. This home has 4 bedrooms, 3 baths and 2500 square feet. The median sale price was $449,900 and the average days on market for these sales was 107 days including the escrow period.
