Lake Tahoe Alpen GlowThis week there were 13 NEW LISTINGS this week, down from last week’s 17.  The lowest priced new listing is $189,900 for 2680 Rose, a 2 bedroom, 1 bath home with 799 square feet. The highest priced new listing is a Tahoe Keys home located at 2226 WHite Sands for $1,675,000 with 4 bedrooms, 3 baths and 3089 square feet. The median price for these 13 new listings is $469,000.
There were 14 homes that went into ESCROW this week, down from last week’s 17. A 1 bedroom 1 bath home on 3401 Freel is the lowest priced new escrow with an asking price of $169,000. The highest priced home that went into escrow this week is 2008 Marconi, a Tahoe Keys home with 4 bedrooms, 3 baths and 2873 square feet. The median price for these pending sales is $329,900.

There were 5 RECORDED SALES this week, up from last week’s 3. The lowest sale price was $240,292 for 727 Hazel, a 2 bedroom, 1 bath home with 1044 square feet in the Tahoe Island neighborhood. The highest recorded sale was for $470,000 for 1324 CHinquapin, a 3 bedroom, 2.5 bath home in Tahoe Paradise. The average time on market for these 5 sales was 87 days (including the escrow period). The median sale price was $360,000.

South Lake Tahoe Real Estate Market Update, Jan. 8- Jan. 14

Lake Tahoe View from Atop Waterhouse PeakThis week there were 17 NEW LISTINGS this week, up from last week’s 15.  The lowest priced new listing is 3187 Pioneer Trail, a 4 bedroom, 1.75 bath home with 2635 square feet with an asking price of $310,000. The highest priced new listing is $1,295,000 for a Tahoe Keys home at 1992 Marconi with 4 bedrooms, 2.5 baths and 2663 square feet. The median price for the new listings is $599,000.
There were also 17 homes that went into ESCROW this week, up significantly from last week’s 6.  The lowest priced pending sale is $182,400 for 1065 Mohawk in the Meyers neighborhood with 3 bedrooms and 1510 square feet. The highest priced pending sale this week is $1,150,000 for 537 Alpine in the Tahoe Keys with 4 bedrooms, 3 baths and 2538 square feet. The median price for the pending sales is $379,900 with an average time on market of 65 days.

There were 3 RECORDED SALES this week, up from last week’s 2. The lowest sale price this week is $180,000 for a 2 bedroom, 1 bath home with 1204 square feet in Meyers located at 2012 Piute. The highest recorded sale is $465,000 for 732 Seneca, a North Upper Truckee home with 4 bedrooms, 2.5 baths and 2066 square feet. The median selling price for the week is $230,000 with an average days on market of 114.

Lake Tahoe XCountry SkiingThis week there were 15 NEW LISTINGS this week, up from last week’s 13.  The lowest new listing price is $164,900 for 1909 B St, a 1 bedroom, 0.75 bath home in the Y area with 583 square feet. The highest priced new listing is $808,888 for 2179 Quinanetzen, a 5 bedroom, 2.5 bath home with 3276 sf. The median new listing price is $389,000.

There were 6 homes that went into ESCROW this week, one less than last week’s 7.  The lowest priced pending sale is $241,000 for a condo located at 1390 Ski Run #17 with 2 bedrooms, 2 baths and 800 sf. The highest priced home that is now a pending sale is $515,000 for 2953 Pinewood with 4 bedrooms, 2.5 baths and 2604 sf in the Highland Woods neighborhood. The average days on market for these homes is 286 and the median price is $284,450.

There were 2 RECORDED SALES this week, down from last week’s 6. The lowest sale price is $155,000 for 887 San Jose, a studio with 1 bath and 320 sf. The highest recorded sale this week is $285,000 for 2688 Osborne in the Sierra Tract with 3 bedrooms, 2 baths and 1260 sf. The highest priced new listing is $1,290,000 in the Tahoe Keys for 336 Ala Wai #27, a 3 bedroom, 2 bath condo with 1558 square feet and lake views. The median new listing price is $474,500.

There were 7 homes that went into ESCROW this week, up from last week’s 4.  The lowest priced pending sale is at $204,500 for 2419 Lupine, a 4 bedroom, 3 bath home with 2468 square feet. This home is in the Montgomery Estates area and needs to be rebuilt. The highest priced home that went into escrow is listed at $499,900 for 732 Seneca, a 4 bedroom, 2.5 bath, 2066 sf home in the North Upper Truckee neighborhood. The average days on market for these homes that went into escrow is 77 with a median price of $290,000.

There were 6 RECORDED SALES this week, up from last week’s 3. The lowest sale price is $200,000 for 2268 Sky Meadows Ct., a 540 sf home with 1 bedroom and 1 bath. The highest priced new listing is at $4,950,000 for 335 Beach Dr. in the Tahoe Keys with 5 bedrooms, 4.5 baths and 3867 square feet. The median new listing price this week is $575,000.

There were 4 homes that went into ESCROW this week, down from last week’s 5.  The lowest new  pending sale is listed at $299,000 with 3 bedrooms, 2 baths and 1152 square feet, located at 1399 Bozeman Dr. in the Pioneer Village area. The highest priced home that went into escrow is listed at $433,600 for 1210 Huph St, a foreclosure home with 4 bedrooms, 2.5 baths and 2244 square feet in the Pioneer Trail neighborhood. The median price for pending sales this week is $347,500 with an average time on market of 90 days.

There were just 3 RECORDED SALES this week, down from last week’s 11. The lowest sale price is $733,550 for 2033 13th St. in the Tahoe Island area with 4 bedrooms, 2.75 baths and 3004 square feet.
