The lowest priced new listing is $81,000 for 1281 Bonanza #5, a 2 bedroom, 1 bath condo with 840 square feet. The highest priced new listing is $4,500,000 for 335 Beach St., a 5 bedroom, 4 bath with 3867 square feet. This week’s median listing price is $298,000.</p>
<p>There were only 5 homes that went into ESCROW this past week, down from the previous week’s 16. The lowest priced new escrow is $114,000 for 953 Tallac, a 1 bedroom, 1 bath with 420 square feet. The highest priced new escrow is $579,000 for 2303 Sutter, a 4 bedroom, 2.5 bath with 2971 square feet. The median pending sale price is $299,000 with an average time on market of 41 days.</p>
<p>This week there were 6 homes recorded as SOLD, up from last week&#8217;s 5. The lowest sale price was $163,000 for 2577 Armstrong, a 3 bedroom, 1 bath with 832 square feet. The highest sale price was $700,000 for 2221 Inverness, a 5 bedroom, 3 bath with 2624 square feet. The lowest priced new listing is $245,000 for 1884 Guadalupe, a 2 bedroom, 1.5 bath with 984 square feet. The highest priced new listing is $1,195,000 for 455 Lido, a 3 bedroom, 2.5 bath with 2719 square feet. This week’s median listing price is $355,950.</p>
<p>There were 12 homes that went into ESCROW this past week, down from the previous week&#8217;s 14. The lowest priced new escrow is $92,900 for 2656 Kubel, a 2 bedroom, 1 bath with 504 square feet. The highest priced new escrow is $825,000 for 2200 Catalina, a 3 bedroom, 2 bath with 1552 square feet. The median pending sale price is $343,000 with and average time on market of 90 days.</p>
<p>This week there were 12 homes recorded as SOLD, up from last week&#8217;s 10. The lowest sale price was $135,000 for 1033 River, a 3 bedroom, 1.5 bath with 1220 square feet. The highest sale price was $675,000 for 1161 Tokochi, a 5 bedroom, 4 bath with 4041 square feet. The median sale price was $177,800 and the average time on the market (including the escrow period) was 88 days.</p>

			<content:encoded><![CDATA[<div><img class="alignright size-medium wp-image-541" title="Lake Baron, Meyers, South Lake Tahoe" src="http://www.homeintahoe.com/blog/wp-content/uploads/2009/08/Lake-Baron1-300x233.jpg" alt="Lake Baron, Meyers, South Lake Tahoe" width="300" height="233" />Homeowners in the neighborhood of Meyers, (the entrance to South Lake Tahoe via Highway 50 from Sacramento,) should be smiling a bit more these days.  A review of the previous twelve months&#8217; homes sales through the end of July, 2009, show a 15% improvement in property values as compared to the same period one year ago.  According to statistics provided by the South Tahoe Association of Realtors&#8217; MLS, for the first time since this past March, the median home list price rose to $399,000 with a median sale price of $405,000.  Can you believe it?  This represents a list to sale ratio of 101.5%, (most likely due to one or more properties selling above asking price &#8211; one can assume these would be REO sales.) The median home price of $405,000 is the neighborhood&#8217;s highest value in the past twelve months.</div>

The highest priced new listing is $1,195,000 for 1675 Oneidas, a 3 bedroom, 2.5 bath with 2483 square feet. The median new listing price is $495,000.</p>
<p> There were 9 new ESCROWS this week, up from last week&#8217;s 7. The lowest priced new escrow is 967 Kiowa for $183,900 with 2 bedrooms, 1 bath and 912 square feet. The highest priced new escrow is $599,500 for 870 Clement, a 4 bedroom, 2.75 bath with 2774 square feet. The median new escrow price is $315,000 with an average time on market of 94 days.</p>
<p>There were 7 RECORDED SALES this week, up from last week’s 6. The lowest recorded sale is $155,000 for 790 Anita, a 3 bedroom, 2 bath with 1440 square feet located in the Tahoe Island neighborhood (congratulations to Casey Ressler of the Pinnacle Real Estate Group). The highest recorded sale is $935,000 for 3181 Fresno, a 4 bedroom, 3.5 bath with 2574 square feet located in Al Tahoe with lake views (congratulations to the Benedicts of the Pinnacle Real Estate Group). The median sale price was $339,000 with an average time on market of 114 days.</p>
