			<content:encoded><![CDATA[<p><img class="ngg-singlepic ngg-left" src="http://www.homeintahoe.com/blog/wp-content/gallery/tahoe-scenics/walk-your-bike.jpg" alt="Biking in Lake Tahoe" />Signs of a leveling market were reflected in last week&#8217;s real estate report.  According to the South Tahoe Association of Realtors, the South Lake Tahoe real estate market showed 9 NEW LISTINGS this past week, down from the previous week’s 15. The lowest priced new listing is $180,000 for 1149 Herbert C, a 3 bedroom, 2 bath, 1161 square foot condo. The highest priced new listing is $795,000 for 4081 Manzanita, a 5 bedroom, 3 bath with 2982 square feet listed with Pinnacle Real Estate Group.  Good job, Diane. This week’s median listing price is $289,000.</p>
<p>There were 11 homes that went into ESCROW this past week, down from the previous week’s 12. The lowest priced new escrow is $165,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 square feet. The highest priced new escrow is $899,000 for 601 Lucerne, a 4 bedroom, 3.5 bath with 2388 square feet. The median pending sale price is $329,900 with an average time on market of 17 days.</p>
<p>The number of closed sales this past week was 11, up from the previous week’s 8. The lowest sale price was $204,000 for 1471 Chinquapin, a 3 bedroom, 2 bath with 1632 square feet. The highest sale price was $595,000 for 770 Algonquin, a 4 bedroom, 3 bath with 3009 square feet. The median sale price was $316,500 and the average time on the market (including the escrow period) was 149 days.</p>

The highest priced new listing is $2,750,000 for 2172 Balboa, a 5 bedroom, 5 bath home with 4000 square feet of living space. The median price for these 13 new listings is $589,000.</p>
<p>There were 8 new ESCROWS this week, equal to that of last week. The lowest priced property among this group is $219,000 for 1035 Herbert in the Bijou neighborhood with 4 bedrooms, 2 baths and 1394 square feet. The highest price for this week&#8217;s pending sales is 2315 Tartan Way in the Angora Highlanda area, listed at $1,575,000, congratulations to Mark Salmon and Don &amp; Theresa Souers of Pinnacle Real Estate Group. This home has 6 bedrooms, 5 baths and 4191 square feet of living space. The views are spectacular.  The median price for the new escrows is $399,000 with an average time on market of 145 days.</p>
<p>There were 6 RECORDED SALES this week, equal to last week. The lowest recorded sale was $145,000 for 1019 Trout Creek, a 2 bedroom, 1 bath home in the Al Tahoe area with 1056 square feet. The highest recorded sale was $750,000 for 2227 Dundee Circle, a bank owned property located in the Angora Highlands neighborhood with 4 bedrooms, 3 baths and 2622 square feet.   Again, congrats to Mark Salmon with the Pinnacle Real Estate Group.  The median sale price was $387,500 with an average time on market of 81 days (including the escrow period).</p>

			<content:encoded><![CDATA[<p><img class="alignleft" style="float: left; margin: 8px;" src="http://i269.photobucket.com/albums/jj41/Souers/4thofjuly-1.jpg" alt="4th of July, Lake tahoe" width="319" height="223" />There might be Fourth of July celebrations that are as good as South Lake Tahoe&#8217;s, but they certainly are not better.  Visually said, the beaches of Lake Tahoe are a scene right out of a Norman Rockwell painting.  The sky was as blue as you could find across the country, the temperature settled into a comfortable low 80 degree range and smiles spread from shore to shore.</p>
<p>For those of you that have never spent a 4th of July in Lake Tahoe, try to imagine a community of 25,000 swelling to approximately 4 times its average population.  And everyone is feeling a festive mood.  Enjoying a reprieve from the daily grind (I personally took a nap, hubby took a bike ride,) the majority of these folks, <em>visitors and locals alike</em>, begin the annual pilgramage of staking out their choice locations from which to view the fireworks.  Beaches, boats, high vantage points, all focusing on one area, the waters near the casinos.  Radios are simulaneously tuned to the one station from whence the upcoming show will be broadcast. And they wait.  They wait for the sun to go down, the stars to rise.  Eyes and ears wait. </p>
<p>Finally,  THE WORDS, &#8220;Ladies and Gentleman &#8230;.&#8221;  The music commences, voices from every direction join in the singing, applause, cheers, hugs, toasts and flag waving. For a magical 30 minutes, a common pride in what America philisophically stands for reaches a crescendo.  &#8221;From sea to shiny sea&#8221; <em>AND especially, the shores of Lake Tahoe</em>.  America the beautiful.</p>
