[SinglePic not found]This week there were only 10 NEW LISTINGS, down from last week’s 23. The lowest priced new listing is $199,000 for 1243 Stockton, a 3 bedroom with 1366 square feet. The highest priced new listing is $695,000 for 439 Ala Wai #142, a 3 bedroom, 3 bath Tahoe Keys condo with 1462 square feet. This week’s median listing price is $378,738.

There were 17 homes that went into ESCROW this week, up from last week’s 10. The lowest priced new escrow is $150,000 for 2943 Oakland. The highest priced new escrow is $788,888 for 2546 Cold Creek, a 6 bedroom, 5 bath with 3522 square feet. The median pending sale price is $349,000 with and average time on market of 42 days.

This week showed 13 homes recorded as SOLD, up from last week’s 10. The lowest sale price was $120,000 for 3404 Freel, a 1 bedroom, 1 bath with 716 square feet. The highest sale price was $580,000 for 2280 Sutter, a 4 bedroom, 2.5 bath with 2594 square feet. The average time on the market (including the escrow period) was 91 days. The median sale price was $247,000.

Kitchen This week there were 14 NEW LISTINGS, down from last week’s 18. The lowest priced new listing is $129,900 for 1176 Margaret, 1 4 bedroom, 3 bath with 2184 square feet. The highest priced new listing is $3,995,000 for 14 Lighthouse Shores, a 4 bedroom, 4.5 bath with 3793 square feet. This week’s median listing price is $298,750.

There were 18 homes that went into ESCROW this week, still strong yet down from last week’s 20. The lowest priced new escrow is $131,623 for 1233 Bonanza #9, a 2 bedroom, 2 bath condo with 985 square feet. The highest priced new escrow is $749,000 for 1712 Meadow Vale, a 6 bedroom, 3.5 bath with 4083 square feet.   This sale is pending bank approval for a short sale.  The median pending sale price is $293,500 with and average time on market of 98 days.

The lowest sale price was $250,000 for 473 Lake Tahoe Blvd. (congratulations to the Souers team) The highest sale price was $901,000 for 1756 Gentian Circle, a 5 bedroom, 4 bath with 3111 square feet (congratulations to Mark Salmon from the Pinnacle Real Estate Group). The median sale price was $340,000 with an average time on market of 133 days.

The highest priced new listing is $998,000 for 1355 Glenwood, a 4 bedroom, 3.5 bath with 4322 square feet. This week’s median listing price is $359,000.

There were 11 homes that went into ESCROW this week, down from last week’s 19. The lowest priced new escrow is $209,900 for 798 Hazel, a 3 bedroom, 2 bath with 2130 square feet. The highest priced new escrow is $759,000 for 2070 Traverse, a 3 bedroom, 2.5 bath with 2130 square feet. The median pending sale price is $289,000 with and average time on market of 247 days.

[SinglePic not found]The number of new listings continues to decline – good sign for sellers.  This week there were 11 NEW LISTINGS, down from last week’s 12. The lowest priced new listing is $209,900 for 798 Hazel, a 3 bedroom, 2 bath with 1184 square feet. The highest priced new listing is $995,000 for 647 Eloise, a 3 bedroom, 3.5 bath with 4054 square feet. This week’s median listing price is $379,000.

And again, more improvement with increased pending sales.  There were 15 homes that went into ESCROW this week, up from last week’s 12. The lowest priced new escrow is $194,900 for 872 Tata, a 3 bedroom, 2 bath with 1685 square feet.  The highest priced new escrow is $999,000 for 1756 Gentian, a 5 bedroom, 4 bath with 3111 square feet (way to go, Mark Salmon with Pinnacle.) The median pending sale price is $325,000 with an average time on market of 97 days.

This week there were 3 homes that were recorded as SOLD, down from last week’s 11. The lowest sale price was $345,000 for 3505 April, a 5 bedroom, 2.5 bath with 2146 square feet. The highest sale price was $485,000 for 3956 Meadow, a 2 bedroom, 1 bath with 908 square feet. The median sale price was $400,000 with an average time on market of 146 days.

Is this the start of a declining inventory?  We can only hope.  The lowest priced new listing is $103,900 for 1233 Bonanza #1, a 2 bedroom, 1 bath condo with 812 square feet. The highest priced new listing is $950,000 for 4062 Greenwood, a 3 bedroom, 2.5 bath with 2702 square feet. This week’s median listing price is $400,500.

More good news!  There were 12 homes that went into ESCROW this week, up from last week’s 11. The lowest priced new escrow is $140,000 for 3337 Pickett, a 3 bedroom, 1.5 bath with 1060 square feet. The highest priced new escrow is $1,349,000 for 569 Lucerne, a 4 bedroom, 4 bath with 5313 square feet in the Tahoe Keys. The median pending sale price is $271,400 with an average time on market of 47 days.

This week there were 11 homes that were recorded as SOLD, up from last week’s 6. CHEERS!  The lowest sale price was $208,000 for 2158 Washington, a 2 bedroom, 1 bath with 768 square feet in the Tahoe Island Park neighborhood. The highest sale price was $1,650,000 for 2045 Aloha, a 3 bedroom, 4.5 bath with 3209 square feet located in the Tahoe Keys. The median sale price was $385,000 with an average time on market of 186 days.
