			<content:encoded><![CDATA[<p><img src='http://www.homeintahoe.com/blog/wp-content/gallery/tahoe-scenics/red-skier-verticle.jpg' alt='Lynette in Paradise' class='ngg-singlepic ngg-left' />South Lake Tahoe saw 14 NEW Listings come on the market over the past week according to the South Tahoe Association of Realtors.  Among these new listings, the lowest priced new listing is $159,000 for 2527 Elwood, a 1 bedroom, 1 bath Sierra Tract home with 520 sq. ft.  The highest priced new listing is $729,000 for 2224 Inverness located within the Tahoe Keys with 5 bedrooms, 4 baths and 3025 sq. ft.  The median listing price among this group was $379,000.</p>
<p>The good news is that there were 11 homes that went into ESCROW last week.   Among these new escrows, the lowest priced home is $164,900 for a bank owned fixer at 2154 Washington, a 3 bedroom, 2 bath Tahoe Island home with 1537 sq. ft.   Good job Casey with the Pinnacle Real Estate Group.  The highest priced new escrow is $569,000 for 1765 Ababco, a 4 bedroom, 3 bath Tahoe Paradise home with 2200 sq. ft.  The median pending asking price is $259,900 with an average time on market of 83 days.</p>
<p>Congrats go out the the new buyers and sellers of the 5 CLOSED sales this past week.  The lowest sale price was $211,000 for 854 Tata, a 2 bedroom, 0.75 bath and 864 sq. ft.  The highest sale price was $510,000 for 1357 Gilmore Lake, a 4 bedroom, 4 bath Bijou home with 3406 sq. ft. (congratulations to Pinnacle for representing both sides of the sale).  The median sale price was $351,000 with an average time on the market of 58 days.</p>

The lowest priced new listing is $180,000 for 1149 Herbert C, a 3 bedroom, 2 bath, 1161 square foot condo. The highest priced new listing is $795,000 for 4081 Manzanita, a 5 bedroom, 3 bath with 2982 square feet listed with Pinnacle Real Estate Group.  Good job, Diane. This week’s median listing price is $289,000.</p>
<p>There were 11 homes that went into ESCROW this past week, down from the previous week’s 12. The lowest priced new escrow is $165,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 square feet. The highest priced new escrow is $899,000 for 601 Lucerne, a 4 bedroom, 3.5 bath with 2388 square feet. The median pending sale price is $329,900 with an average time on market of 17 days.</p>
<p>The number of closed sales this past week was 11, up from the previous week’s 8. The lowest sale price was $204,000 for 1471 Chinquapin, a 3 bedroom, 2 bath with 1632 square feet. The highest sale price was $595,000 for 770 Algonquin, a 4 bedroom, 3 bath with 3009 square feet. The median sale price was $316,500 and the average time on the market (including the escrow period) was 149 days.</p>

The lowest priced new listing is $219,000 for 2531 Chris, a 2 bedroom with 1020 square feet. The highest priced new listing is $1,389,000 for 3779 Overlook, a 5 bedroom, 5 bath with 4243 square feet. This is actually not a new listing but has changed brokerages.  This week’s median listing price is $585,000.</p>
<p>There were 12 homes that went into ESCROW this past week, up from the previous week’s 10. The lowest priced new escrow is $272,750 for 1333 Glen Eagles, a 3 bedroom, 1.75 bath with 1195 square feet. The highest priced new escrow is $638,900 for 1971 Toppewetah (a bank-owned property) which is a 4 bedroom, 3 bath with 3361 square feet. The median pending sale price is $414,000 with an average time on market of 63 days.</p>
<p>The number of closed sales this past week was 8, up from the previous week’s 6. The lowest sale price was $67,000 for 1223 Bonanza, a 2 bedroom, 1 bath with 812 square feet.  The highest sale price was $850,000 for 537 Alpine, a 4 bedroom, 2.5 bath with 2538 square feet. The median sale price was $311,000 and the average time on the market (including the escrow period) was 93 days.</p>

The lowest priced new listing is $210,000 for 1200 Wildwood, a 2 bedroom, 1.5 bath condo with 936 square feet. The highest priced new listing is $12,900,000 for 969 Lakeview, a 9 bedroom, 5 bath home with 14,336 square feet. This week’s median listing price is $447,000.</p>
<p>There were 10 homes that went into ESCROW this past week, down from the previous week’s 11. The lowest priced new escrow is $67,900 for 1223 Bonanza, a 2 bedroom, 1 bath condo with 812 square feet. The highest priced new escrow is listed at $599,900 for 1886 Genevieve, a 4 bedroom, 2.5 bath with 1946 square feet. The median pending sale price is $278,950 with an average time on market of 58 days.</p>
<p>The number of closed sale nearly doubled over last week with 15 homes recorded as SOLD as compared to last week’s 8.  This was the week of dozens. 3 to be exact. The South Lake Tahoe real estate market showed 12 NEW LISTINGS this past week, down from the previous week’s 16. The lowest priced new listing is $245,000 for 1884 Guadalupe, a 2 bedroom, 1.5 bath with 984 square feet. The highest priced new listing is $1,195,000 for 455 Lido, a 3 bedroom, 2.5 bath with 2719 square feet. This week’s median listing price is $355,950.</p>
<p>There were 12 homes that went into ESCROW this past week, down from the previous week&#8217;s 14. The lowest priced new escrow is $92,900 for 2656 Kubel, a 2 bedroom, 1 bath with 504 square feet. The highest priced new escrow is $825,000 for 2200 Catalina, a 3 bedroom, 2 bath with 1552 square feet. The median pending sale price is $343,000 with and average time on market of 90 days.</p>
<p>This week there were 12 homes recorded as SOLD, up from last week&#8217;s 10. The lowest sale price was $135,000 for 1033 River, a 3 bedroom, 1.5 bath with 1220 square feet. The highest sale price was $675,000 for 1161 Tokochi, a 5 bedroom, 4 bath with 4041 square feet. The median sale price was $177,800 and the average time on the market (including the escrow period) was 88 days.</p>

The highest priced new listing is $697,000 for 498 Christie, a 4 bedroom, 3 bath with 2766 square feet. This week’s median listing price is $380,125.</p>
<p>There were 14 homes that went into ESCROW this past week, the same amount as the previous 2 weeks. The lowest priced new escrow is $179,000 for 838 Tahoe Keys Blvd., a 3 bedroom, 1 bath with 1064 square feet. The highest priced new escrow is $699,000 for 2128 West Way, a 4 bedroom, 3.5 bath with 2730 square feet. The median pending sale price is $282,450 with and average time on market of 26 days.</p>
<p>This week there were 10 homes recorded as SOLD, one less than last week’s 11. The lowest sale price was $150,000 for 2680 Kubel, a 2 bedroom, 1 bath with 448 square feet. The highest sale price was $770,000 for 1971 Aloha, a 4 bedroom, 2.5 bath with 2545 square feet. The median sale price was $238,000 and the average time on the market (including the escrow period) was 76 days.</p>
