			<content:encoded><![CDATA[<p>According to the South Lake Tahoe Association of Realtors MLS there were 26 NEW (or back on the market) listings,  down 2 from the previous week&#8217;s 28. Out of these new listings, the lowest asking price is $144,900 for 2683 Pinter, a Sierra Tract home with 2 bedrooms, 1 bath and 696 square feet.  The highest priced new listing is asking $3,700,000 for 22 Lighthouse Shores, a lakefront Tahoe Keys home with 4 bedrooms, 3 baths and 3306 square feet. The overall median asking price for the new 26 listings is $344,250. </p>
<p>This past week there were 9 PENDING sales.  The lowest asking price for the new pending sales is $344,000 for 600 Tehama, a 3 bedroom, 2 bath with 1667 square feet.  The highest priced new escrow is $795,000 for 1989 Kokanee, a Tahoe Keys home with 3 bedrooms, 2.5 baths and 2442 quare feet of living space.  The  overall median home price among the new pending sales was $415,000 with an average time on the market of 64 days.</p>
<p>There were nearly double the amount of closed sales this week with 15 in comparison to last week&#8217;s 8.  The lowest priced sale was 125,000 for a bank owned condo located at 3610 Spruce #6, a 2 bedroom, 1 bath with 896 square feet.  The highest priced sale was $912,500 for 406 Wedeln Ct., a 4 bedroom, 2.5 bath with 2634 square feet located in the Tahoe Keys.  This week&#8217;s overall median home sale price was $235,000 with an average time on the market of 92 days (including the escrow period).</p>

<p>We all hear folks talk about the Tahoe lifestyle and the visions that individuals draw upon can be quite varied. However, one common theme is that of relaxation and putting the stress of daily life behind. One of the easiest and most affordable means by which to grab onto this aspect of Tahoe living, is to find a condominium in a quiet location and surrounded with amenities. Once you check out 1170 Herbert, unit B, you may not need to look any further.<br />

<p>Looks like the South Tahoe real estate market is not going to experience a period of hibernation in 2010.  According to the South Lake Tahoe Association of Realtors there were 20 NEW (or back on the market listings), one more than the previous week.  The lowest priced new listing is $164,500 for 2580 Fountain within the Sierra Tract neighborhood which is a 2 bedroom, 1 bath with 832 square feet.  The highest priced new listing is $1,300,000 for 2324 Del Norte within the Montgomery Estates neighborhood which is a 4 bedroom, 3 bath with 4145 square feet. The median listing price this week was $369,000.</p>
<p>Now, check this out!  This past week there were 19 homes that went into escrow, 4 more than the precious week&#8217;s 15.  The lowest priced new escrow is listed at $164,900 for 1040 Fairway, a 2 bedroom, 1 bath with 1064 square feet.  The highest priced new escrow was a Tahoe Keys home listed for $999,950 which was located at 406 Wedelen, a 4 bedroom, 2.5 bath with 2634 square feet.  The median pending asking price was $298,000 with an average time on the market of 58 days.</p>
<p>There were 8 CLOSED sales this past week, slightly down 2 from the previous week&#8217;s 10. The lowest sale price was $144,900 for 2579 Elwood, a 2 bedroom, 1.75 bath with 826 square feet. The highest sale price was for another Tahoe Keys home which sold for $750,000 for 1924 Cathedral which was a 4 bedroom, 2.75 bath with 3747 square feet. The median sale price was $262,500 with an average time on the market of 105 days.</p>
<p>Those of you that have been following the Tahoe market for years will recognize that this busy activity is not normal for this time of year.  Normally, our market goes to &#8220;sleep&#8221; between April through June.  This sure isn&#8217;t the case for Spring, 2010.  Whatever the reason, we will take it.</p>

The lowest priced new listing is $99,500 for 516 Emerald bay #303, a 1 bedroom, 1 bath condo with 480 square feet. The highest priced new listing is $3,900,000 for 26 Lighthouse Shores, a 4 bedroom, 3.5 bath with 3687 square feet. The median listing price this week was $349,900.</p>
<p>The good news was that there were nearly double the number of new escrows as compared to last week with 15 homes that went into ESCROW, up from the previous week’s 8. The lowest priced new escrow is listed at $194,900 for 1191 Dedi, a 3 bedroom, 2 bath with 1092 square feet. The highest priced new escrow was $1,488,000 for 2232 Columbine Trail, a 7 bedroom, 5 bath with 4746 square feet.  Way to go Mark with Pinnacle.  The median pending asking price was $350,000 with an average time on the market of 140 days.</p>
<p>Another positive note was the past week&#8217;s 10 CLOSED sales, up from the previous week’s 8.  The lowest sale price was $165,000 for 3025 Christmas Valley #11, a 2 bedroom, 1.5 bath with 960 square feet. The highest sale price was $1,400,000 for 5 Lighthouse Shores, a 3 bedroom, 2.5 lakefront home with 2996 square feet. The median sale price was $349,500 with an average time on the market of 160 days.</p>

The highest priced new listing is $1,200,000 for 1396 Keller, a 5 bedroom, 3.5 bath with 3022 square feet. Overall, the median listing price this week was $360,000.</p>
<p>There were 15 homes that went into ESCROW this past week, the same amount as the week before. The lowest priced new escrow is listed at $149,900 for 1200 Wildwood #4, a 2 bedroom, 1.5 bath with 963 square feet.The highest priced new escrow was $4,250,000 for 221 Beach, a 4 bedroom, 4.5 bath with 3904 square feet. The median pending asking price is $329,000 with an average time on the market of 74 days.</p>
<p>This past week showed 12 CLOSED sales, up 4 from the previous week&#8217;s 8.  The lowest sale price was $160,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 sqyare feet. The highest sale price was $700,000 for 470 Capri, a 4 bedroom, 3 bath with 3160 square feet. The median sale price was $347,500 with an average time on the market of 60 days.</p>

Up 5 from the previous week&#8217;s 17 new listings. The lowest priced new listing is 1040 Fairway for $164,900, this home is a 2 bedroom, 1 bath with 1044 square feet and it is bank owned.  The highest priced new listing is $1,795,000 for 358 Beach, a 4 bedroom, 4 bath with 3443 square feet.  Overall, the median listing price this week was $389,500.</p>
<p>There were 15 homes that went into ESCROW this past week, 2 less than the week before. The lowest priced new escrow is listed at $129,900 for 1596 Arapahoe, a fixer home with an unfinished top floor addition. The highest priced new escrow is $729,000 for 1857 High Meadow Trail, a 3 bedroom, 2.5 bath with 2900 square feet.  The median pending asking price is $299,000 with an average time on the market of 54 days.</p>
<p>This past week showed 8 CLOSED sales, down 6 from the previous week&#8217;s 14.  The lowest sale price was $269,000 for 535 Cochise, a 3 bedroom, 2 bath with 1440 square feet. The highest sale price was $677,000 for 2225 Minal, a 3 bedroom, 2.5 bath home on the river with 2747 square feet. The median sale price was $420,000 with an average time on the market of 108 days.</p>

			<content:encoded><![CDATA[<p><img class="ngg-singlepic ngg-left" src="http://www.homeintahoe.com/blog/wp-content/gallery/tahoe-scenics/one-last-call.jpg" alt="one-last-call" />What does the South Lake Tahoe real estate market and the local Sierra snow pack have in common?  They are both showing improved numbers.  Between March 25th and March 31st, there were 16 NEW (or back on the market) listings posted over the past week according to the South Tahoe Association of Realtors.  This number is slightly down from the previous week’s reported  17.  Among these listings, the lowest asking price is $129,900 for 1596 Arapahoe, a 2 bedroom, 1.5 bath home located in the Meyers neighborhood.  This home had an unfinished top floor addition.  The highest priced new listing is $699,000 for 1556 Apache, a 4 bedroom, 2.5 bath with 3200 square feet.  Overall, the median listing price this week was $332,000.  This is up from the current median price of approximately $312,000.</p>
<p>During this same week, there were 17 homes that went into ESCROW this past week.  Wow &#8211; especially when you note that last week reported only 7 new escrows. <p>There were 10 homes that went into ESCROW this past week, down 6 from the previous week&#8217;s 16.  The lowest priced new escrow is $163,900 for 1133 Glenwood, a 4 bedroom, 2 bath home with 1854 square feet (this home is bank owned with frozen pipe/ flood damage).  The highest priced new escrow is $599,000 for 1301 Gilmore, a 4 bedroom, 2 bath with 2881 square feet (congratulations to Don &amp; Theresa Souers with the Pinnacle Group). The median pending asking price is $309,900 with an average time on the market of 97 days.</p>
<p>Last week showed 4 CLOSED sales, down 4 from the previous week&#8217;s 8. The lowest sale price was $197,000 for 953 San Francisco, a 3 bedroom, 1.75 bath with 1300 square feet. The highest sale price was $650,000 for 1355 Glenwood, a 4 bedroom, 3.5 bath with 4193 square feet.  The median sale price was $266,000 with an average time on the market of 145 days.</p>

What a week within the South Lake Tahoe real estate market.  There were 16 NEW (or back on the market) Listings over the past week according to the South Tahoe Association of Realtors, 2 more than the previous week&#8217;s 14.  The lowest priced new listing is $163,900 for 1133 Glenwood, a 4 bedroom, 2 bath with 1854 square feet.  As you can see by the price, it could use a bit of TLC but what an investment opportunity. The highest priced new listing is $749,000 for 1917 Cathedral, a 3 bedroom, 2 bath with 2363 square foot home within the Tahoe Keys.  The median listing price among this group was $351,950.</p>
<p>The best news was that there were also 16 homes that went into ESCROW last week, 5 more than the previous week&#8217;s 11.   The lowest priced new escrow is 159,900 for 1353 Meadow Crest, a bank owned fixer with 5 bedrooms, 2 baths and 1860 square feet.   The highest priced new escrow is $939,000 for 344 Uplands, a 4 bedroom, 3 bath with 2940 square feet of living space located within desirable Angora Highlands. The median pending asking price is $407,000 (which is higher than the current median home price sold) with an average time on market of 94 days.</p>
<p>Last week showed 8 CLOSED sales. The lowest sale price was $210,000 for 3600 Paradise, a 2 bedroom, 1 bath with 960 square feet and a bonus lot (congratulations to Jaime Souers with the Pinnacle Real Estate Group). The highest sale price was $912,500 for 366 Ala Wai #271, a lakefront condo within the Tahoe Keys that included 3 bedrooms, 2 baths and 1558 square feet.  The median sale price was $517,500 with an average time on the market of 95 days.  Again, this median home price was above the overall median for the past four months.</p>

According to the South Tahoe Association of Realtors, the South Lake Tahoe real estate market showed 12 NEW LISTINGS this past week, down from the previous week’s 30. The lowest priced new listing is $154,440 for 1032 Ham, a 2 bedroom, 1 bath with 720 square feet. The highest priced new listing is $1,250,000 for 483 Lido, a 3 bedroom, 2.5 bath with 2651 square feet. This week’s median listing price is $379,700.</p>
<p>There were 14 homes that went into ESCROW this past week, up from the previous week’s 9. The lowest priced new escrow is $165,000 for 2695 Armstrong, a 2 bedroom, 2 bath with 912 square feet. The highest priced new escrow is $1,195,000 for 1934 Marconi, a 4 bedroom, 3 bath with 2628 square feet. The median pending sale price is $341,890 with an average time on market of 98 days.</p>
<p>The number of closed sales this past week was 10, down one from the previous week. The lowest sale price was $172,100 for 1964 Cherokee, a 3 bedroom, 2 bath with 1088 square feet. The highest sale price was $775,000 for 2341 Cold Creek, a 4 bedroom, 3.75 bath with 2703 square feet. The median sale price was $307,000 and the average time on the market (including the escrow period) was 101 days.</p>
