South Lake Tahoe Real Estate Market Update, Mar. 25- Mar. 31

one-last-callWhat does the South Lake Tahoe real estate market and the local Sierra snow pack have in common?  They are both showing improved numbers.  Between March 25th and March 31st, there were 16 NEW (or back on the market) listings posted over the past week according to the South Tahoe Association of Realtors.  This number is slightly down from the previous week’s reported  17.  Among these listings, the lowest asking price is $129,900 for 1596 Arapahoe, a 2 bedroom, 1.5 bath home located in the Meyers neighborhood.  This home had an unfinished top floor addition.  The highest priced new listing is $699,000 for 1556 Apache, a 4 bedroom, 2.5 bath with 3200 square feet.  Overall, the median listing price this week was $332,000.  This is up from the current median price of approximately $312,000.

During this same week, there were 17 homes that went into ESCROW this past week.  Wow – especially when you note that last week reported only 7 new escrows. The lowest priced new escrow is $149,900 for 2579 Elwood, a 2 bedroom, 1.75 bath with 826 square feet located in the Sierra Tract neighborhood.  The highest priced new escrow is $875,000 for 1924 Cathedral, a 4 bedroom, 2.75 bath Tahoe Keys home with 3746 square feet.  The median pending asking price is $3285,000 with an average time on the market of 34 days.

Finally, the last week showed 14 CLOSED sales, up 10 from the previous week’s 4.  The lowest sale price was $150,000 for a 1353 Meadow Crest, a 5 bedroom, 2 bath Black Bart home with 2329 square feet (this home is going to be a rebuilding/ remodeling project).  The highest sale price was $800,000 for 2020 Aloha, a 3 bedroom, 2.5 bath Tahoe Keys with 2329 square feet.  The median sale price was $286,700 with an average time on the market of 94 days.

cabin-in-the-snowThere were 17 NEW (or back on the market) listings over the past week according to the South Tahoe Association of Realtors, 1 more than the previous week’s 16.  The lowest priced new listing is $189,000 for 1161 Herbert C, a 3 bedroom, 2 bath condo with 1161 square feet.  The highest priced new listing is $4,100,000 for 16 Lighthouse Shores in the Tahoe Keys.  The median listing price among this group was $548,000.

There were 10 homes that went into ESCROW this past week, down 6 from the previous week’s 16.  The lowest priced new escrow is $163,900 for 1133 Glenwood, a 4 bedroom, 2 bath home with 1854 square feet (this home is bank owned with frozen pipe/ flood damage).  The highest priced new escrow is $599,000 for 1301 Gilmore, a 4 bedroom, 2 bath with 2881 square feet (congratulations to Don & Theresa Souers with the Pinnacle Group). The median pending asking price is $309,900 with an average time on the market of 97 days.

Last week showed 4 CLOSED sales, down 4 from the previous week’s 8. The lowest sale price was $197,000 for 953 San Francisco, a 3 bedroom, 1.75 bath with 1300 square feet. The highest sale price was $650,000 for 1355 Glenwood, a 4 bedroom, 3.5 bath with 4193 square feet.  The median sale price was $266,000 with an average time on the market of 145 days.

kirkwood-crowd What a week within the South Lake Tahoe real estate market.  There were 16 NEW (or back on the market) Listings over the past week according to the South Tahoe Association of Realtors, 2 more than the previous week’s 14.  The lowest priced new listing is $163,900 for 1133 Glenwood, a 4 bedroom, 2 bath with 1854 square feet.  As you can see by the price, it could use a bit of TLC but what an investment opportunity. The highest priced new listing is $749,000 for 1917 Cathedral, a 3 bedroom, 2 bath with 2363 square foot home within the Tahoe Keys.  The median listing price among this group was $351,950.

The best news was that there were also 16 homes that went into ESCROW last week, 5 more than the previous week’s 11.   The lowest priced new escrow is 159,900 for 1353 Meadow Crest, a bank owned fixer with 5 bedrooms, 2 baths and 1860 square feet.   The highest priced new escrow is $939,000 for 344 Uplands, a 4 bedroom, 3 bath with 2940 square feet of living space located within desirable Angora Highlands. The median pending asking price is $407,000 (which is higher than the current median home price sold) with an average time on market of 94 days.

Last week showed 8 CLOSED sales. The lowest sale price was $210,000 for 3600 Paradise, a 2 bedroom, 1 bath with 960 square feet and a bonus lot (congratulations to Jaime Souers with the Pinnacle Real Estate Group). The highest sale price was $912,500 for 366 Ala Wai #271, a lakefront condo within the Tahoe Keys that included 3 bedrooms, 2 baths and 1558 square feet.  The median sale price was $517,500 with an average time on the market of 95 days.  Again, this median home price was above the overall median for the past four months.

Lynette in ParadiseSouth Lake Tahoe saw 14 NEW Listings come on the market over the past week according to the South Tahoe Association of Realtors.  Among these new listings, the lowest priced new listing is $159,000 for 2527 Elwood, a 1 bedroom, 1 bath Sierra Tract home with 520 sq. ft.  The highest priced new listing is $729,000 for 2224 Inverness located within the Tahoe Keys with 5 bedrooms, 4 baths and 3025 sq. ft.  The median listing price among this group was $379,000.

The good news is that there were 11 homes that went into ESCROW last week.   Among these new escrows, the lowest priced home is $164,900 for a bank owned fixer at 2154 Washington, a 3 bedroom, 2 bath Tahoe Island home with 1537 sq. ft.   Good job Casey with the Pinnacle Real Estate Group.  The highest priced new escrow is $569,000 for 1765 Ababco, a 4 bedroom, 3 bath Tahoe Paradise home with 2200 sq. ft.  The median pending asking price is $259,900 with an average time on market of 83 days.

Congrats go out the the new buyers and sellers of the 5 CLOSED sales this past week.  The lowest sale price was $211,000 for 854 Tata, a 2 bedroom, 0.75 bath and 864 sq. ft.  The highest sale price was $510,000 for 1357 Gilmore Lake, a 4 bedroom, 4 bath Bijou home with 3406 sq. ft. (congratulations to Pinnacle for representing both sides of the sale).  The median sale price was $351,000 with an average time on the market of 58 days.

South Lake Tahoe Real Estate Market Update, Feb. 18- Mar.3

Heavenly Day Trippers It has been a rather busy couple of weeks here in the South Lake Tahoe real estate market.  According to the South Tahoe Association of Realtors, the South Lake Tahoe real estate market showed 21 NEW LISTINGS over the past 2 weeks. Among this most recent activity, the lowest priced new listing is $185,000 for 837 Tata, a 2 bedroom, 1 bath with 672 square feet. The highest priced new listing is $1,400,000 for 1707 Sherman, a 7 bedroom, 4 bath with 4000 square feet. The median listing price was $399,000.

Now, check this out!  There were 29 homes that went into ESCROW in the last 2 weeks. The lowest priced new escrow is $99,000 for 2196 Big Pine, a 1 bedroom, 1 bath with 475 square feet. The highest priced new escrow is $739,000 for 236 Uplands (yeah Pinnacle for representing both the buyer and the seller), a 4 bedroom, 2.5 bath with 3111 square feet. The median pending sale price is $334,500 with an average time on market of 63 days.

The market continues to show signs of leveling with 15 CLOSED SALES over the past 2 weeks and a variety of styles and price ranges benefitted. The lowest sale price was $75,000 for 1281 Bonanza #5, a 2 bedroom, 1 bath with 840 square feet. The highest sale price was $925,000 for 4135 Saddle, a 2 bedroom, 2 bath with 1874 square feet.  This home sat on a knoll with nearly an acre of land and majestic lake views.  Once the new owners are done with their project, they will have magic on their hands.  Wrapping up the story for the past couple of weeks, the median sale price was $315,750 and the average time on the market (including the escrow period) was 140 days.
