South Lake Tahoe Real Estate Market Update, Nov. 27- Dec. 3
There were 9 NEW LISTINGS this week, up from last week’s 5. The lowest priced new listing is $139,000 for 1281 Bonanza #1, a 2 bedroom condo with 870 square feet. The highest new listing is in the Tahoe Keys located at 1978 Kokanee for $1,769,000 with 3 bedrooms, 2.5 baths and 2373 square feet. The median new listing price is $425,000.
This week there were 4 homes that went into ESCROW. The lowest of which is listed at $188,500 for a 2 bedroom condo with 1000 square feet located at 3344 Sandy Way #6. The highest priced home for the new pending sales is 2852 Santa Clause, located in the Christmas Valley neighborhood with 3 bedrooms, 2 baths and 1520 square feet of living space. The average days on market for these homes is only 16 and the median price is $288,500.
There were no recorded sales this week, quite a difference from last week when 11 homes closed escrow.

Happy Thanksgiving everyone. We hope you enjoy a fabulously relaxing day. There were 14 NEW LISTINGS this week, up from last week’s 10. The lowest priced new listing is 2601 Pinter Ave., a 2 bedroom 1 bath home with 720 square feet asking $217,900. The highest new listing price is $2,300,000 for a 5 bedroom, 3.5 bath Tahoe Keys home with 3176 square feet, located at 2171 White Sands. The median price for this week’s new listings is $436,950.
There were 5 NEW ESCROWS this week, down from last week’s 11. 3049 Oakland was the lowest priced home that went into escrow with 3 bedrooms, 1 bath, 1048 square feet and a listing price of $269,900. The highest priced pending sale for this week is $840,000 for 3419 Aloha, located in the Bijou neighborhood with 3 bedrooms, 2.5 baths and 3050 square feet- congratulations to Mark Salmon of Pinnacle Real Estate Group! The median price for these pending sales is $341,900 with an average of 89 days on the market.
There were 11 CLOSED sales this week, up from last week’s 9. The lowest sale price was $122,000 for a studio condo located at 516 Emerald Bay Rd. #201 with 480 square feet. There were 18 NEW LISTINGS this week, up from last week’s 13. The lowest priced new listing is for $216,500 and is located at 3675 Larch with 2 bedrooms, 1 bath and 720 square feet. The highest priced home that went on the market this week is for $2,595,000 for 2151 White Sands in the Tahoe keys. This home has 6 bedrooms, 3.5 baths and 3862 square feet. The median price for the new listings is $597,000
There were 9 NEW ESCROWS posted this week, up from last week’s 5. Out of these 9 escrows, the lowest price is for $219,500 for 2268 Sky Meadows, a 1 bedroom and 1 bath home with 540 square feet. The highest priced pending sale is $1,295,000 for 2151 White Sands in the Tahoe Keys neighborhood. This house has 5 bedrooms, 4 baths and 3099 square feet. The median price for the homes that went into escrow is $479,000 with an average number of days on the market being 143.
There were 6 CLOSED sales this week, lower than last week’s 13. The lowest sale price was $260,000 for a 2 bedroom, 1 bath home in the Sierra Tract neighborhood located at 2572 Elwood. Rediscovering Simple Joy
With today’s struggling economic conditions, many of us here in Lake Tahoe are experiencing the same stressful and life-altering circumstances as those found throughout the country. As real estate professionals, we are finding that just about every aspect of our profession is filled with a heavy intensity that we haven’t experienced in years. Yet we are finding, much to our delight, that with these new realities are rediscovered joys.
Lately I have been reflecting on how these changes in our lives remind me of the lyrics of a Jimmy Buffett song, “Changes in Latitudes.” When you think about it, nothing does remain quite the same. And if we didn’t laugh, we just might go insane. So, in looking for ways to continue laughing while changing a lifestyle in which dollars flowed with a bit more ease, we have been discovering not only wonderful alternatives to lifestyles, but a great deal more joy and laughter. Following are just a few examples.
Dining out has been replaced with potlucks. Yup, good old potlucks. And guess what? Potlucks provide a better environment to visit with loved ones and a heck of a lot more laughter. For example, a few years ago, a group of friends got together to form a “gourmet club.” Once a month between Labor Day and Memorial Day (opposite season of Beach Night Dinners – see Beach Night Blog) we gather for a scrumptious, off-the-charts, pot luck dinner. Themes have varied from country cuisine to famous chefs. And for very little expense, we all indulge ourselves into a fantasy meal with lively conversation (no waiter shushing us) and no tips to cough up.
In lieu of movies and shopping, we have find ourselves spending more time canoeing (free & exercise,) walks in the forest (free and exercise,) reading juicy novels (free and stimulating) and partaking in those artistic endeavors we all said we “would like to do if only we had more time” (free and no one has to see them.)
One of the great advantages of living in Paradise has been the shifting of vacations from far-away travel to backyard excursions. We discovered “commuter camping” (more details in Commuter Camping Blog) which involves going to work during the day and heading out to a campsite or cabin in the afternoon to spend the night. You’ve got to try it. We even spent a week in the tranquility of the High Sierra’s sleeping under the stars and soaking up the quiet bliss. (Okay, we’re old now and we had mules carry in our luxuries.)
Best of all, we find ourselves spending more time with family and friends And, quite frankly, there has been nothing more joyful than rediscovering the awe and wonder of the world through the eyes of our one and a half year old granddaughter, Aubrey. Oh, and what eyes they are.
Indeed, less is appearing to be more, each and every day.

There were 5 NEW ESCROWS posted this week, down from last week’s 13. This is a trend that we should be seeing for the next month or two. The lowest priced home that went into escrow is located at 3787 Forest Ave., a 4 bedroom, 2 bath home with 1462 square feet in the Stateline neighborhood. The highest priced pending sale is $950,000 for a Tahoe Keys home located at 484 Carson St., a 3 bedroom, 2.5 bath with 2136 square feet. The median pending price is $375,000 and the average days on market for these pending sales is 97.
There were 13 CLOSED sales this week, up from last week’s 7. The lowest sale price was $156,000 for a 2 bedroom, 1 bath condo located at 1281 Bonanza #15.The highest recorded sale this past week was $2,150,000 for a 3 bedroom, 2.5 bath Tahoe Keys home with 3032 square feet, located at 2183 White Sands. The median price among the closed sales is $318,000, down from last week’s $396,900 median price. The average time on the market for these closed sales was 151 days (including the escrow period.)

During the week of October 30th through November 5th there were 13 new listings, up one from last week’s 12. The lowest priced home is $199,000 for 877 San Jose, a studio with 1 bath and 320 square feet. The highest priced new listing is $2,650,000 for 2041 Aloha Drive which is a 5 bedroom, 3 bath home with 3700 square feet. The median price for the new listings is $475,000.
