South Lake Tahoe Real Estate Market Update, Dec. 24- Dec. 30

The South Lake Tahoe real estate market showed 16 NEW LISTINGS this past week, up from the previous week’s 14.   Looks as though folks are hoping the new snow will bring excited skiers and possible buyers.  The lowest priced new listing is $205,850 for 1913 D St., a 3 bedroom, 2 bath with 2198 square feet.  This property is bank-owned.  The highest priced new listing is $729,000 for 1788 Pioneer Trail, a 3 bedroom, 3.5 bath with 3063 square feet.  This week’s median listing price is $539,250.

There were 9 homes that went into ESCROW this past week, down from the previous week’s 10. The lowest priced new escrow is $125,000 for 1141 Keller, a 3 bedroom, 2 bath with 1184 square feet.  This property was a bank-owned home.  The highest priced new escrow is $650,000 for 1608 Plumas (a hopeful short sale) with 5 bedrooms, 3.5 baths and approximately 3199 square feet. The median pending sale price is $299,000 with an average time on market of 18 days.

The number of closed sales this past week was 8, down from the previous week’s 15.  The lowest sale price was $210,000 for 1134 Dedi, a 2 bedroom, 1 bath with 1040 square feet. The highest sale price was $3,200,000 for a magnificent lakefront in the Tahoe Keys located at 14 Lighthouse Shores.  This home featured  4 bedrooms, 4.5 baths with 3793 square feet.  The median sale price was $545,000 and the average time on the market (including the escrow period) was 119 days.
