South Lake Tahoe Real Estate Market Update, Oct. 23- Oct. 29

Lake Tahoe October SkiesDuring the week of October 23rd through October 29th there were 12 NEW MLS listings, down from last week’s 17.  The lowest priced home is $313,500 for 1769 Saponi, a 3 bedroom 1 bath with 1440 square feet in Tahoe Paradise. The highest priced new listing is $950,000 for 484 Carson Street which has 3 bedrooms, 2.5 baths and 2136 square feet of living space. The median price for the new listings is $419,250.

 

There were 13 NEW ESCROWS posted this week, up from last week’s 11.  The lowest priced home that went into escrow is a condo for $122,888 located at 1281 Bonanza #14, which has 2 bedrooms, 1 bath and 844 sf. The highest priced pending sale is 769 Colorado, listed at $699,000 with 3 bedrooms, 2.5 baths and 2316 sf. The median pending price is $270,000. The average days on market for these homes is 87.

 

There were 7 CLOSED sales this week, the same as last week.  The lowest sale price was $149,900 for a condo at 3344 Sandy Way #27 with 2 bedrooms, 1 bath and 1000 sf. The highest sale this week was at $850,000 for a Tahoe Keys home located at 1984 Venice with 2680 sf, 4 bedrooms and 3 baths. The median price among the closed sales is $396,900, very similar to last week’s $399,000 median price.  The average time on the market for these closed sales was 130 days (including the escrow period.)
