South Lake Tahoe Real Estate Market Update, Oct. 16- Oct. 22

Sierra ReflectionsDuring the week of October 16th through October 22nd there were 17 NEW listings posted on the MLS, just one more than last week.  Listed at $199,000, 3664 Aspen was the lowest priced home with 2 bedrooms, 1 bath and 748 square feet. The highest priced new listing is $1,495,000 for a 4 bedroom, 3 bath home with 2628 square feet located at 1934 Marconi in the Tahoe Keys neighborhood. The median price for this week’s new listings is $341,900.

 

There were 11 NEW ESCROWS posted this week, up from last week’s 7.  Of these pending escrows the lowest price is $240,000 for 973 Tata, which is a 2 bedroom, 1.5 bath home with 1200 square feet located in the Gardner Mountain area. The highest price for the pending sales is located at 1787 Venice in the Tahoe Keys with 3 bedrooms, 4 baths and 2704 square feet.  The median pending price is $539,000 and the average days on market for these homes is157.

 

There were 7 CLOSED sales this week, slightly up from last week’s 6.  The lowest sale price is $264,500 for 3705 Montreal, located in the Stateline neighborhood with 4 bedrooms, 2 baths and 2035 square feet.  This week’s highest price sale is $617,500 for 2230 Texas, which is a 3 bedroom, 2.5 bath home in the Tahoe Keys with 1954 square feet. The median price among the closed sales is $399,000, down from last week’s median of $549,000.  The average time on the market for these closed sales was 67 days (including the escrow period.)
