South Lake Tahoe Real Estate Market Update, Jan. 8- Jan. 14

This week there were 17 NEW LISTINGS this week, up from last week’s 15.  The lowest priced new listing is 3187 Pioneer Trail, a 4 bedroom, 1.75 bath home with 2635 square feet with an asking price of $310,000. The highest priced new listing is $1,295,000 for a Tahoe Keys home at 1992 Marconi with 4 bedrooms, 2.5 baths and 2663 square feet. The median price for the new listings is $599,000.
There were also 17 homes that went into ESCROW this week, up significantly from last week’s 6.  The lowest priced pending sale is $182,400 for 1065 Mohawk in the Meyers neighborhood with 3 bedrooms and 1510 square feet. The highest priced pending sale this week is $1,150,000 for 537 Alpine in the Tahoe Keys with 4 bedrooms, 3 baths and 2538 square feet. The median price for the pending sales is $379,900 with an average time on market of 65 days.

There were 3 RECORDED SALES this week, up from last week’s 2. The lowest sale price this week is $180,000 for a 2 bedroom, 1 bath home with 1204 square feet in Meyers located at 2012 Piute. The highest recorded sale is $465,000 for 732 Seneca, a North Upper Truckee home with 4 bedrooms, 2.5 baths and 2066 square feet. The median selling price for the week is $230,000 with an average days on market of 114.
