South Lake Tahoe Real Estate Market Update, Jan. 22- Jan. 28

This week there were 11 NEW LISTINGS this week, down from last week’s 13.  The lowest priced new listing is $199,900 for 790 Anita, a 3 bedroom, 2 bath home with 1440 square feet. The highest is $1,295,000 for 1615 Venice, a 4 bedroom, 3.5 bath home with 3294 square feet. The median price for the new listings is $459,000.

There were 8 new ESCROWS this week, down from last week’s 14. The lowest priced new pending sale is $237,500 for 2768 Saint Nick Way in Christmas Valley. This home has 2 bedrooms, 1 bath and 1196 square feet. The highest priced new pending sale is $544,900 for 315 Uplands in the Heavenly area with 3 bedrooms, 2.5 baths and 2264 square feet. The median price for these pending sales is $302,000 with an average days on market so far of 16.

There were 3 RECORDED SALES this week, down from last week’s 5. The lowest sale was $170,000 for 1414 North Upper Truckee Rd., a 3 bedroom, 1 bath home with 1040 square feet. The highest recorded sale was $318,000 for 610 Roger in the Gardner Mountain neighborhood with 2 bedrooms, 2 baths and 1044 square feet. The median sale price was $275,000. The average time on market for these sales was 154 days (including the escrow period).
