South Lake Tahoe Real Estate Market Update, Jan. 15- Jan. 21

Lake Tahoe Alpen GlowThis week there were 13 NEW LISTINGS this week, down from last week’s 17.  The lowest priced new listing is $189,900 for 2680 Rose, a 2 bedroom, 1 bath home with 799 square feet. The highest priced new listing is a Tahoe Keys home located at 2226 WHite Sands for $1,675,000 with 4 bedrooms, 3 baths and 3089 square feet. The median price for these 13 new listings is $469,000.
There were 14 homes that went into ESCROW this week, down from last week’s 17. A 1 bedroom 1 bath home on 3401 Freel is the lowest priced new escrow with an asking price of $169,000. The highest priced home that went into escrow this week is 2008 Marconi, a Tahoe Keys home with 4 bedrooms, 3 baths and 2873 square feet. The median price for these pending sales is $329,900.

There were 5 RECORDED SALES this week, up from last week’s 3. The lowest sale price was $240,292 for 727 Hazel, a 2 bedroom, 1 bath home with 1044 square feet in the Tahoe Island neighborhood. The highest recorded sale was for $470,000 for 1324 CHinquapin, a 3 bedroom, 2.5 bath home in Tahoe Paradise. The average time on market for these 5 sales was 87 days (including the escrow period). The median sale price was $360,000.
