South Lake Tahoe Real Estate Market Update, Feb. 5 – Feb. 11

This week there were 12 NEW LISTINGS, one less than last week’s 13. The lowest priced new listing is $219,000 for 2494 Knox, a 2 bedroom, 1 bath home with 864 square feet. The highest priced new listing is $1,290,000 for 1566 Apache, a 4 bedroom, 2.5 bath home with 3200 square feet. The median new listing price is $477,000.
There were 5 new ESCROWS this week, down from last week’s 8. The lowest priced new escrow is $160,000 for 790 Anita, a 3 bedroom, 2 bath home with 1440 square feet in the Tahoe Island neighborhood (congratulations to Casey Ressler of Pinnacle Real Estate Group). The highest priced new escrow is $419,000 for 2289 Lupine, a 4 bedroom, 3 bath with 2562 square feet of living space in Montgomery Estates. The median price for the new escrows is $339,000 with an average time on the market of only 11 days.
There were 6 RECORDED SALES this week, equal to last week and the week before. The lowest recorded sale was $190,000 for 2419 Lupine, a Montgomery Estates home with 4 bedrooms, 3 baths and 2562 square feet (congratulations to Flip Walker of the Pinnacle Real Estate Group). The highest recorded sale was $1,275,000 for 2008 Marconi in the Tahoe Keys. This home has 4 bedrooms, 3 baths and 2873 square feet. The median sale price for this week was $322,500 with an average time on the market (including the escrow period) of 134 days.
