South Lake Tahoe Real Estate Market Update, Dec. 25- Jan. 1

Fresh Powder in Lake TahoeThere were 13 NEW LISTINGS this week, down from last week’s 17.  The lowest priced new listing is $182,400 for 1065 Mohawk, a 3 bedroom home with 1510 square feet in Meyers. The highest priced new listing is $1,290,000 in the Tahoe Keys for 336 Ala Wai #27, a 3 bedroom, 2 bath condo with 1558 square feet and lake views. The median new listing price is $474,500.

There were 7 homes that went into ESCROW this week, up from last week’s 4.  The lowest priced pending sale is at $204,500 for 2419 Lupine, a 4 bedroom, 3 bath home with 2468 square feet. This home is in the Montgomery Estates area and needs to be rebuilt. The highest priced home that went into escrow is listed at $499,900 for 732 Seneca, a 4 bedroom, 2.5 bath, 2066 sf home in the North Upper Truckee neighborhood. The average days on market for these homes that went into escrow is 77 with a median price of $290,000.

There were 6 RECORDED SALES this week, up from last week’s 3. The lowest sale price is $200,000 for 2268 Sky Meadows Ct., a 540 sf home with 1 bedroom and 1 bath. The highest recorded sale of the week is $430,000 for 1950 Mojave in Meyers. This home has 3 bedrooms, 2.5 baths and 1766 sf. The average time on market (including the escrow period) for these sales was 252 days and the median sale price was $392,500.
