Guest Room 1 Pano The South Lake Tahoe real estate market boasted 14 NEW LISTINGS during the Christmas week, up from the previous week’s 7. The lowest priced new listing is $210,000 for 1200 Wildwood, a 2 bedroom, 1.5 bath condo with 936 square feet. The highest priced new listing is $12,900,000 for 969 Lakeview, a 9 bedroom, 5 bath home with 14,336 square feet. This week’s median listing price is $447,000.

There were 10 homes that went into ESCROW this past week, down from the previous week’s 11. The lowest priced new escrow is $67,900 for 1223 Bonanza, a 2 bedroom, 1 bath condo with 812 square feet. The highest priced new escrow is listed at $599,900 for 1886 Genevieve, a 4 bedroom, 2.5 bath with 1946 square feet. The median pending sale price is $278,950 with an average time on market of 58 days.

The number of closed sale nearly doubled over last week with 15 homes recorded as SOLD as compared to last week’s 8. The lowest sale price was $80,000 for 1223 Bonanza #9, a 3 bedroom, 2 bath condo with 985 square feet. The highest sale price was $585,000 for 2469 Washington, a 4 bedroom, 2.5 bath with 2917 square feet. The median sale price was $255,000 and the average time on the market (including the escrow period) was 67 days.
