South Lake Tahoe Real Estate Market Update, Apr. 15- Apr. 21

spring-kiteAccording to the South Lake Tahoe Association of Realtors there were 32 NEW (or back on the market listings), up from the previous week’s 15. The lowest priced new listing is $170,000 for 1104 Long Valley, a 2 bedroom, 1 bath with 512 square feet. The highest priced new listing is $2,319,000 for 2151 White Sands, a 5 bedroom, 3 bath with 3862 square feet located in the waterfront neighborhood of Tahoe Keys. The median listing price this week was $432,000.

Looks like the recent snow storms may have had an affect on our local real estate market as there were nearly half the number of new escrows as compared to last week.  In fact, there were 8 homes that went into ESCROW this past week, down from the previous week’s 15. The lowest priced new escrow is listed at $187,000 for 2531 Chris, a Sierra Tract home with 2 bedrooms, 1 bath with 1020 square feet. The highest priced new escrow was $1,828,000 for 5 Lighthouse Shores, a 3 bedroom, 2.5 bath with 2996 square feet.  This magnificent waterfront home is located in the Tahoe Keys.  The median pending asking price was $397,000 with an average time on the market of 57 days.

This past week showed 8 CLOSED sales, down from the previous week’s 12.  The lowest sale price was $150,001 for 1596 Arapahoe, a 2 bedroom, 1.5 bath with an unfinished second floor addition.  Congrats to our Jaime Souers – way to beat out the competition.  The highest sale price was $550,000 for 1765 Ababco, a 4 bedroom, 3 bath with 2200 square feet. The median sale price was $274,215 with an average time on the market of 106 days.
