South Lake Tahoe Real Estate Market Update, Sept. 3-Sept. 9

Kitchen This week there were 14 NEW LISTINGS, down from last week’s 18. The lowest priced new listing is $129,900 for 1176 Margaret, 1 4 bedroom, 3 bath with 2184 square feet. The highest priced new listing is $3,995,000 for 14 Lighthouse Shores, a 4 bedroom, 4.5 bath with 3793 square feet. This week’s median listing price is $298,750.

There were 18 homes that went into ESCROW this week, still strong yet down from last week’s 20. The lowest priced new escrow is $131,623 for 1233 Bonanza #9, a 2 bedroom, 2 bath condo with 985 square feet. The highest priced new escrow is $749,000 for 1712 Meadow Vale, a 6 bedroom, 3.5 bath with 4083 square feet.   This sale is pending bank approval for a short sale.  The median pending sale price is $293,500 with and average time on market of 98 days.

This week showed 11 homes recorded as SOLD, up from last week’s 9. The lowest sale price was $250,000 for 473 Lake Tahoe Blvd. (congratulations to the Souers team) The highest sale price was $901,000 for 1756 Gentian Circle, a 5 bedroom, 4 bath with 3111 square feet (congratulations to Mark Salmon from the Pinnacle Real Estate Group). The median sale price was $340,000 with an average time on market of 133 days.
