South Lake Tahoe Real Estate Market Update, June 6- June 12

Pines & GraniteSouth Lake Tahoe’s real estate market is hopping.  It was a busy week of new escrows and closed sales and at the same time, fewer new listings.  According to the South Tahoe Association of REALTORS’ Multiple Listing Services, there were 22 new listings posted over the past week, down 5 from the week prior. The lowest priced new listing was $179,000 for 1200 Wildwood #42, a 2 bedroom, 1.5 bath condo with 1044 square feet of living space. The highest priced new listing is $1,899,000 for 2331 Cold Creek, a 5 bedroom, 4.5 baths with 6131 square feet. This home is located in the Montgomery Estates neighborhood. The median new asking price was $367,000 and the average new asking price was $572,291.

The number of NEW PENDING escrows over the past week was 17, up 2 from the previous week’s 15. The lowest pending list price from this group was $174,900 for 2698 Armstrong, a 2 bedroom, 1 bath with 840 square feet of living space. The highest priced home that went into escrow over the past week is listed at $688,000 for 1433 Glen Eagles in the Pioneer Trail neighborhood. This home has 4 bedrooms, 2.5 baths and 2675 square feet. The overall median asking price for homes that went into escrow last week was $318,800 while the average overall was $363,676. The average time on the market was 82 days.

As for the CLOSED escrows, there were 15 during the past week, up 5 from the previous week’s recorded sales. The lowest recorded sale price within this group was $243,000 for 794 Stanford (sold by the Souers team). This home is in the Al Tahoe neighborhood and it has 2 bedrooms, 1 bath and 912 square feet. The highest recorded sale last week sold for $1,110,000 for 2217 Balboa in the Tahoe Keys. This home has 3 bedrooms, 3.5 baths and 3448 square feet. The median sale price was $375,000 and the average was $461,267. The average time on the market (including the escrow period) was 79 days.

As of June 12th, 2013 there are currently 331 homes and condos on the market. Out of these 331 properties for sale, 109 of them are in escrow. Within the 109 properties in escrow, 19 of them are still pending bank approval for a short sale.

East Shore, NV- South Lake Tahoe Real Estate Market Update, May 28-

Skyland BeachAccording to the Northern Nevada MLS there are 116 single family homes for sale throughout the Lake Tahoe’s Nevada East Shore neighborhoods (as of June 3rd, 2013). Among this group of Nevada homes for sale, there are 22 homes currently in escrow. Among these 22 escrows, 4 of them are still pending bank approval for a short sale. Throughout these 116 active listings, the median list price is $1,376,000 while the average list price is at $3,343,888.  Among the 22 Nevada homes that are in escrow, the median listing price is $639,500 and the average listing price is $754,991.

There were 6 new listings this past week for Nevada single family homes, up 2 from the previous week. The lowest priced new listing is $629,000 for 1055 Deer Cliff, a 3 bedroom, 2 bath with 2557 square feet of living space. The highest priced new listing was $4,950,000 for 1080 Skyland Drive, a 5 bedroom, 4 bath with 4113 square feet. There was 1 home that went into escrow over the past week in Nevada, up 1 from the previous week. The home that went into escrow is listed at $899,000 for 828 Park Ave., a 5 bedroom, 4 bath with 2077 square feet of living space. There were 4 homes that recorded and closed escrow, up 3 from the week before. The lowest sale price was $350,000 for 173 Cottonwood in lower Kingsbury. This home has 3 bedrooms, 2 baths and 1328 square feet. The highest sale price was $2,730,000 for 1456 Pittman Terrace in Zephyr Cove, a 4 bedroom, 4 bath with 5818 square feet.

As of June 3rd, 2013, there are 85 condominiums listed for sale on the Nevada side of South Lake Tahoe according to the Northern Nevada MLS. The median listing price for these condos is $349,900 and the average is $479,311. Out of these 85 condos on the market, there are 25 that are currently in escrow. Among the 25 pending sales, 6 of them are still subject to bank approval for a short sale. The median price for Nevada condos in escrow is $309,000 and the average is $329,884.

There were 6 new condo listings over the past week in Nevada, up 3 from the week before. The lowest priced new condo listing is $154,000 for 115 Tramway #12, a 1 bedroom, 2 bath with 600 square feet. The highest priced new listing is $715,000 for 460 quaking Aspen, an 8 bedroom, 6 bath with 3000 square feet. The MLS reported one pending sale, up 1 from the week before. THe condo that went into escrow is listed at $185,000 for 313 Tramway, a 2 bedroom, 2 bath with 880 square feet. There were 2 recorded sales this past week, the same as the week before. The lowest sale price was $260,000 for 183 Clubhouse in Lake Village. This condo has 3 bedrooms, 2 baths and 1294 square feet. The highest sale price was $278,000 for 271 Orion, a 2 bedroom, 2 bath with 1216 square feet located at the top of Kingsbury.

Among this group of Nevada homes for sale, there are 31 homes currently in escrow. Among these 31 escrows, 3 of them are still pending bank approval for a short sale. Throughout these 112 active listings, the median list price is $1,422,500 while the average list price is at $3,395,206.  Among the 31 Nevada homes that are in escrow, the median listing price is $599,995 and the average listing price is $1,336,482.

There were 3 new listings this past week for Nevada single family homes, down 1 from the previous week. The lowest priced new listing is $545,000 for 433 Edewood in the Kingsbury area. This home has 3 bedrooms, 2 baths and 1743 square feet. The highest priced new listing was $4,975,000 for 1448 Pittman Terrace, a 4 bedroom, 4 bath with 4696 square feet. There were no homes that went into escrow over the past week in Nevada, down 1 from the previous week. There were 4 homes that recorded and closed escrow, up 2 from the week before. The lowest sale price was $379,000 for 421 Andria in the Kingsbury neighborhood. This home has 4 beds, 3 baths and 2003 square feet. The highest sale price was $2,995,000 for 2134 The Back Road in Glenbrook. This home has 6 bedrooms, 6 baths and 5155 square feet.

As of May 20, 2013, there are 78 condominiums listed for sale on the Nevada side of South Lake Tahoe according to the Northern Nevada MLS. The median listing price for these condos is $344,450 and the average is $464,993. Out of these 78 condos on the market, there are 25 that are currently in escrow. Among the 25 pending sales, 6 of them are still subject to bank approval for a short sale. The median price for Nevada condos in escrow is $280,000 and the average is $327,624.

There were no new condo listings over the past week in Nevada, down 1 from the week before. The MLS reported 2 new pending sales, up 2 from the week before. The lowest pending asking price is $205,000 for 761 Milky Way, a 2 bedroom, 1 bath with 840 square feet. The highest pending asking price is $299,000 for 161 Holly, a 2 bedroom, 2 bath with 1248 square feet located in Lake Village. There was 1 recorded sale this past week, the same as the week before. The condo that sold is located at 340 A Quaking Aspen at the top of Kingsbury. This condo has 3 bedrooms, 2 baths and 1544 square feet.
