The Pioneer Trail neighborhood is a popular neighborhood in South Lake Tahoe that had positive notes in most of the categories that we follow.The average sold price went up by 18.1% while the median went up 18.2%. The amount of closed sales saw a 43.6% dip, which we have seen in a lot of our neighborhood reports due to low inventory. New listings were down 19.4% and pending sales were down 37.8%. Days on the market also went down 30%. With this report, it is no surprise that the month supply is 1.9. In order to be considered balanced, we need a 6 month supply so this area is definitely feeling the affects of being in a seller’s market.
