2011 Pioneer Trail Market Report

The news for the Pioneer Trail 2011 real estate market report represented a mixed bag of good and not so good news.  According to the South Tahoe Association of REALTORS®’ MLS, there were 23 closed escrows in the Pioneer Trail neighborhood during 2011. Unfortunately this number decreased from the previous 2 years. In 2010 there were 31 closed sales and in 2009 there were also 24.

The median sales price for the homes that sold in 2011 was $291,000. These numbers show yet another dip in numbers for the Pioneer Trail neighborhood over the past couple of years. In 2010 the median sale price for Pioneer Trail homes was $319,000 and in 2009 the median was $336,000.

As for the list price to sold price ratio, the homes that sold in Pioneer Trail during 2011 sold for an average of 96.8% of the asking price. The list to sold ratio has pretty much remained the same, in 2010 they sold for an average of 96.1% and in 2009 the homes sold for an average of 95.4% of the asking price.

The average amount of time on the market for the homes that sold in Pioneer Trail in 2011 was 149 days (including the escrow period). During 2010 they were on the market for an average of 151 days and in 2009 they were on for an average of 161 days.

At the end of the December in 2011 there were 6 homes currently listed for sale in the Pioneer Trail neighborhood according to the South Tahoe Association of REALTORS®’ MLS. At the end of the year in 2010 the inventory was higher with 11 homes on the market and in 2009 there were 18 homes on the market. The lowest priced property on the market in the Pioneer Trail neighborhood at the end of the year was $184,900 for 1218 Tokochi, a bank owned home with 3 bedrooms, 2 baths and 1540 square feet. The highest priced Pioneer Trail listing at the end of 2011 was $650,000 for 1801 Jicarilla. This home has 4 bedrooms, 3 bathrooms and 3039 square feet of living space.
