N.Upper Truckee 2011 # Homes Sold

Wow – the number of sales continue to show growing strength in the North Upper Truckee 1 area during 2011 while the median home price throughout North Upper Truckee 2 area showed a nice increase in median home values.  According to the South Tahoe Association of REATOR®’ MLS, there were 39 closed escrows in the North Upper Truckee 1 neighborhood during 2011. The year before in 2010 there were 32 closed sales and in 2009 there were 20. In the North Upper Truckee 2 neighborhood there were 7 closed escrows in 2011, 19 of them in 2010 and 11 in 2009.

The median sales price for the homes that sold in North Upper Truckee 1 for 2011 was $270,000. In 2010 the median was higher at $337,500 and in 2009 the median was $365,000. In the North Upper Truckee 2 area, the median sale price for 2011 was $536,800 which is much higher than the previous 2 years. In 2010 the median was $405,000 and in 2009 it was $385,000.

As for the list price to sold price ratio, the homes that sold in North Upper Truckee 1 during 2011 sold for an average of 94% of the asking price. In 2010 they sold for an average of 96.6% and in 2009 the homes sold for an average of 93.7% of the asking price. In the North Upper Truckee 2 area, the homes sold for an average of 90.3% of the asking price in 2011, 94.1% in 2010 and 94.2% in 2009. The average amount of time on the market for the homes that sold in 2011 for North Upper Truckee 1 was 145 days, this includes the time in escrow. During 2010 they were on the market for an average of 192 days and in 2009 they were on for an average of 170 days. For North Upper Truckee 2, the average days on the market in 2011 was 116, in 2010 it was 122 and in 2009 it was 188 days.

At the end of the year in 2011 there were 15 homes on the market in the North Upper Truckee 1 neighborhood and 12 in the North Upper Truckee 2 neighborhood. In 2010 at the end of the year there were 19 in North Upper Truckee 1 and 4 in North Upper Truckee 2. In 2009 there were 15 homes listed at the end of the year in North Upper Truckee 1 and 12 in North Upper Truckee 2.
