South Lake Tahoe is located 200 miles northeast of San Francisco, California and 58 miles southwest of Reno, Nevada in the Sierra Mountain Range. As of the 2000 census, the city had a total population of 23,609.

The east end of the city, on the California-Nevada border, is mainly geared towards tourism, with T-shirt shops, restaurants, hotels, and the Heavenly Ski Resort with the Nevada casinos just across the border. The city extends about five miles west-southwest along highway 50, also known as Lake Tahoe Blvd. The western end of town is mainly residential, and clusters around "The Y" - the X-shaped intersection of US Highway 50, 89, and Lake Tahoe Boulevard after it looses its federal/state highway designation.

South Lake Tahoe real estate has consistently shown increases higher than the national average. Those waiting for the right time to jump into the Lake Tahoe real estate market will be pleased to know there is an inventory surplus resulting in more negotiating room than in recent years.

Heavenly Mountain – Properties vary from mountain top estates with spectacular lake views, to chalets nestled in pines. A lovely combination of “Old Tahoe” charm mixed with contemporary mountain style living. One of the best features is the quick access to Heavenly Mountain ski resort. Entry level averages $350,000 for condos and $400,000 for a single-family dwelling.

Bijou – One of the South Shores’ oldest neighborhoods, this area features close proximity to Stateline activities as well as a popular community golf course. Entry level averages $350,000.

Al Tahoe – Classic old Tahoe cabins, lakefront estates, chalets and newer homes make this neighborhood of homes within walking distance to beaches and meadows. Just two miles from the chair lifts at Heavenly, this is one of the most popular destinations for both local and second home residents. Entry level averages $350,000.

Pioneer Village – This small neighborhood, across from the local college consists of traditional chalets and are either backing to or within walking distance to the meadow. Entry level averages $350,000.

Tahoe Keys – popular for its waterfront living, most homes and condos feature their own boat dock. Amenities include an indoor as well as an outdoor swimming pool, tennis courts, clubhouse and private beach. Entry level averages $400,000 for studio condos and $850,000 for a single-family dwelling.

Highland Woods – This small in-town neighborhood is tucked away near a meadow leading to Lake Tahoe. Residents appreciate the flat sunny lots and close proximity to all that Lake Tahoe has to offer. Entry levels averages $400,000.

Sierra Tract – One of the fastest growing neighborhoods for first time homebuyers. Located just off of Lake Tahoe Blvd in the center of town, this area features single-family residences, duplexes and level streets. Entry level averages $300,000.

Gardner Mountain & The Y – Located along Hwy 89, this wooded in-town neighborhood is located within a bike ride or hike to Lake Tahoe as well as Fallen Leaf Lake. Some consider this area the best of both worlds – country living and in-town conveniences. Entry level averages $200,00 for condos and $350,000 for single-family dwellings.

Montgomery Estates – One of the South Shore’s most popular neighborhoods due to the larger lots, views, and being located within 5 miles to the Heavenly ski resort and Lake Tahoe beaches. Entry level averages $450,000.

Angora Highlands – Located off of Lake Tahoe Blvd and up Tahoe Mountain Road, this neighborhood features many of the area’s finest views and estate style homes. Residents also maximize their use of the “backdoor” access to Fallen Leaf Lake. Entry level averages $600,000.

Pioneer Trail & Tahoe Paradise – Located along Pioneer Trail, this area is popular with both local residents and second homeowners. Rustic cabins, popular chalets and brand new, contemporary homes can be found next door to one another. Lots are larger than in town yet averaging 6 – 8 miles from the activity. Many views and trails can be found throughout. Entry level averages $4350,000.

Meyers – Located at the foot of Echo Summit, this is the first neighborhood to greet you when entering the South shore via Hwy 50. One of the best features is the access to the Tahoe Paradise Park with its small lake, Truckee River and miles of trails. Entry level averages $350,000.

Christmas Valley – One of the best areas for those that love to ski at Kirkwood. From river front homes to cabins in a wooded setting, this area offers easy access to hiking, biking and skiing. Not to mention being just a hop over the hill to championship golf courses. Located within 15 minutes to Lake Tahoe beaches and Stateline. Entry level averages $350,000.

Country Club Estates – centrally located between golf courses and ski resorts, this area is among the South Shore’s fastest growing neighborhoods. Ridges run through this area offering views of the Crystal Mountain range. Entry level averages $400,000

North Upper Truckee – This forested neighborhood is often missed by those not aware of its hidden location. Running parallel to Hwy 50 and along the Desolation Wilderness, these neighborhoods offer chalets to brand new construction. Entry level averages $400,000.

Fallen Leaf /Cascade Lakes – Located at the foot of Mt. Tallac and just off of Hwy 89 leading to Tahoe City, these areas feature pristine homes capturing the magic of old Tahoe charm. Lake and mountain views are everywhere along with meadows, waterfalls and peaceful bliss. Values start at $1,000,000 and up.

In addition to outstanding outdoor recreational activities, gambling is legal on the Nevada side of Lake Tahoe. Also, permanent residents of Nevada are not subject to income tax.

Roundhill – Located just a few minutes east of Stateline, this popular area features quiet, forested settings, lake views and sunny beaches. Most neighborhoods consist of year round residents. Entry level averages $600,000.

Zephyr Cove/Heights – Neighborhoods consist of lake front estates, hillside views and easy access to Highway 50. Amenities include a marina a central location to skiing and golf. Entry level averages $700,000.

Skyland – A step back in time to the days of family neighborhoods. Located on the edge of Lake Tahoe, this neighborhood features lakefront estates, a private beach and easy access to Hwy 50. Entry level averages $700,000.

Glenbrook – This exclusive gated community offers lakefront properties, large grounds, townhouses, private golf and meadow views. Entry level averages $1,000,000.

Cave Rock/Logan Creek – Located at the entry to the South Shore, these neighborhoods feature some of the best views to be found around the lake. Entry level averages $500,000 for condos and $800,000 for single-family dwellings.

Stateline – Where the action continues all year long. Named for being located along the California/Nevada border, this area features casinos, beaches, restaurants and shopping. Residents are primarily second home and vacationers. Entry level averages $500,000.
