Meyers- 2011 End of the Year Comparisons
The 2011 real estate report for the Meyers neighborhood overall shows overall reduced numbers. According to the South Tahoe Association of REALTORS®’ MLS, there were 24 closed escrows in the Meyers neighborhood during 2011. Fortunately the number of sales increased from the previous 2 years. In 2010 there were 15 closed sales and in 2009 there were 14. The median sales price for the Meyers homes that sold in 2011 was 196,800. Unfortunately (yet not for prospective buyers) the median sale price has decreased over the past couple of years. In 2010 the median sale price for Meyers homes was $270,000 and in 2009 the median was $290,000.
As for the list price to sold price ratio, the homes that sold in Meyers during 2011 sold for an average of 95.5% of the asking price. In 2010 they sold for an average of 95.6% and in 2009 the homes sold for an average of 92.9% of the asking price. The average amount of time on the market for the homes that sold in Meyers in 2011 was 159 days (including the escrow period). During 2010 they were on the market for an average of 114 days and in 2009 they were on for an average of 172 days.
At the end of the December in 2011 there were 9 homes listed for sale in the Meyers neighborhood according to the South Tahoe Association of Realtors’ MLS. At the end of the year in 2010 the inventory was about the same with 10 homes on the market and in 2009 there were 13 homes on the market at the end of the year. The lowest priced property on the market in the Meyers neighborhood at the end of 2011 was listed at $183,900 for 1984 Piute Street. This home has 3 bedrooms, 2 baths and 1152 square feet. The highest priced listing is $898,000 for 1060 San Diego, a 4 bedroom, 3 bath with 3055 square feet of living space.
