Highland Wood’s South Lake Tahoe Neighborhood Sales Comparison – 2012 vs 2011

The Highland Woods neighborhood of South Lake Tahoe showed pleasant results when comparing the real estate market statistical reports for the first half of 2012 to the same period in 2011.  The area is small therefore, the number of closed sales will generally be much less than other neighborhoods and in the first half of 2012, we find the same number of closed sales (5) as in 2011.  The good news is that the overall average price of home sold was up over 2011, although the median price did drop.  Another positive note is that the average list to sale ration was improved as well as the dollar per square foot.  Interestingly enough, the time on the market was considerably longer.  This is most likely due to an individual property being on the market a great deal of time and finally closing in 2012.  With so few sales, averages can be thrown off a bit.

Following are the market reports according to the South Tahoe Association of Realtors’ MLS for the first half of the year (January 1st- June 30th, 2012) for the Highland Woods neighborhood.

When comparing the real estate market activity for Highland Woods focusing on the previous 12 months total (July 1, 2011 through June 30, 2012) to the activity for the previous year (July 1, 2010 through June 30, 2011), there has been a slight increase in the number of sales and a nice increase in the median home price.  The time on the market, as mentioned above, is still longer however the % of list to sale price improved along with the average monthly supply of inventory.
