Country Club | South Lake Tahoe Real Estate Neighborhoods
Despite the name Country Club Estates, there are no local country clubs nor home owner associations. The name of this neighborhood came about due to its close proximity to two local public golf courses known as Lake Tahoe and Tahoe Paradise golf courses. Many of the streets throughout the area keep to the golf theme with names identified as other well known resorts such as Pebble Beach, Meadow Vale, Apple Valley and Cherry Hills. At the top of the ridge are the streets of Skyline and Crystal Air. Just say their name and you will get a pretty good idea of what the views are like. This area is commonly known by two different names, Country Club Estates and Elks Club. Which ever name one chooses, this neighborhood features some of the newest construction throughout the South Shore. Partly due to its location along a ridge with spacious sloping lots, a majority of the homes in this neighborhood feature breath taking mountain range views. Sunsets over the local favorite, Mt. Tallac can be magnificent from this vantage point. Many of the homes even have golf course views while a select few boast of lake views.
As a result of the newer construction during the 2000’s and the big view attributes found throughout the Country Club Estates/ Elks Club neighborhood, the overall home values tend to maintain a higher than South Lake Tahoe average. As is typical for Lake Tahoe, the neighborhood also has its variety of styles, size and age of homes. Another popular feature of the Country Club Estates neighborhood is the tendency toward larger, more private forested lots often bordering National Forest or California Conservancy land. Throughout the area, there is access to forested trails ideal of hiking, biking and cross country skiing.
Another desirable bonus to the Country Club neighborhood is the easy access to nearly every aspect of South Lake Tahoe living. Whether the sandy beaches of Lake Tahoe are calling, a quick run to the store is necessary, the changing leaves in Hope Valley are in peak colors or the ski resorts of Heavenly Valley, Sierra At Tahoe or Kirkwood are your destination, you are quickly on your way via Pioneer Trail, Hwy 50 or Elk’s Club, all main access roads within the neighborhood. Country Club Estates offers the good life.
According to the South Tahoe Association of Realtors MLS, positive trends were noted for the first four months of 2010. Improvements were noted in regards to the average sales price and $ per square foot as well as the number of homes sold. There were seven closed escrows in 2010 up from only three in 2009, the dollar per square foot rose from $207 to approximately $230 and the cumulative time on the market dropped from 142 to 158 days.
While the median home price throughout the South Lake Tahoe area, including all neighborhoods, was approximately $318,500, the Country Club Estates median home price was reported fairly close at $312,500, even when considering that over half of the sales in the first trimester were bank-owned or short sales.
