Christmas Valley 2 Median Home Price

Once again, there were some positive market reports when looking at the Christmas Valley 1 & 2 neighborhoods of South Lake Tahoe.  According to the South Tahoe Association of REATOR®’ MLS, there were 15 closed escrows in the Christmas Valley 1 neighborhood during 2011. This was a nice improvement over the year before in 2010 when there were 9 closed sales and in 2009, 7. In the Christmas Valley 2 neighborhood showed slightly less with 14 closed sales in 2011, 16 in 2010 and 9 in 2009. The median sales price for the homes that sold in Christmas Valley 1 for 2011 was $281,000. In 2010 the median was much higher at $420,000 and in 2009 the median was $353,000. In the Christmas Valley 2 area, the median sale price for 2011 saw improvement with a posting of $372,500 as compared to 2010 when it was $313,500 and in 2009, $317,500.

As for the list price to sold price ratio, the homes that sold in Christmas Valley 1 during 2011 sold for an average of 96.7% of the asking price. In 2010 they sold for an average of 95.5% and in 2009 the homes sold for an average of 95.6% of the asking price. In the Christmas Valley 2 area, the homes sold for an average of 96.6% of the asking price in 2011, 95.5% in 2010 and 93.6% in 2009. The average amount of time on the market for the homes that sold in 2011 for Christmas Valley 1 was 128 days, this includes the time in escrow. During 2010 they were on the market for an average of 217 days and in 2009 they were on for an average of 270 days. For Christmas Valley 2, the average days on the market for 2011 was 140, in 2010 it was 152 and in 2009 it was 258 days.

At the end of the year in 2011 there were 4 homes on the market in the Christmas Valley 1 neighborhood and 10 in the Christmas Valley 2 neighborhood. In 2010 at the end of the year there were 5 in Christmas Valley 1 and 7 in Christmas Valley 2. In 2009 there were 5 homes listed at the end of the year in Christmas Valley 1 and 14 in Christmas Valley 2.
