Bijou 1 & 2, South Lake Tahoe Neighborhood Sales Comparison – 2012 vs 2011

The South Lake Tahoe real estate market is definitely showing consistent signs of improvement and the Bijou 1 & 2 neighborhoods, as a whole, are a good representation.  When comparing the two areas on a year to year basis, the numbers in nearly every category show decline.  However, when looking at the year to day, that is January 1 through June 30th of 2012 to the same period during 2011, we see that nearly every category has improved.  In other words, the first half of this year is definitely showing more positive signs than the last six months of last year.  Following are the market reports according to the South Tahoe Association of Realtors’ MLS for the first half of the year (January 1st- June 30th, 2012) for the Bijou neighborhood.

When comparing the real estate market activity for Bijou neighborhoods focusing on the previous 12 months total (July 1, 2011 through June 30, 2012) to the activity for the previous year (July 1, 2010 through June 30, 2011 we see that in both Bijou 1 and Bijou 2, the median home prices were lower.  However, the number of closed sales and the month supply of inventory have improved.  The two charts below represent the statistical reports for Bijou 1 and Bijou 2 respectively.
