Bijou 1 & 2- End of the Year Comparisons
According to the South Tahoe Association of REALTORS®’ MLS, there were 48 closed escrows in the Bijou 1 neighborhood during 2011. The year before in 2010 there were 41 closed sales and in 2009 there were 36. In the Bijou 2 neighborhood there were 131 closed sales in 2011, up from the 20 in 2010 and 20 in 2009. The median sales price for the homes that sold in Bijou 1 for 2011 was $207,450. In 2010 the median was $256,500 and in 2009 the median was $242,500. In the Bijou 2 area, the median sale price for 2011 was $225,000, which was higher than the $190,000 posted in 2010. In 2009 the median was $268,213
As for the list price to sold price ratio, the homes that sold in Bijou 1 during 2011 sold for an average of 95.1% of the asking price. In 2010 they sold for an average of 96.8% and in 2009 the homes sold for an average of 95.6% of the asking price. In the Bijou 2 area, the homes sold for an average of 94.8% of the asking price in 2011, 93.5% in 2010 and 96.2% in 2009. The average amount of time on the market for the homes that sold in 2011 for Bijou 1 was 147 days (including the escrow period). During 2010 they were on the market for an average of 126 days and in 2009 they were on for an average of 132 days. For Bijou 2, the average days on the market for 2011 was 156, in 2010 it was 130 and in 2009 it was 179 days.
At the end of the year in 2011 there were 24 homes on the market in the Bijou 1 neighborhood and 12 in the Bijou 2 neighborhood. In 2010 at the end of the year there were 37 in Bijou 1 and 25 in Bijou 2. In 2009 there were 22 homes listed at the end of the year in Bijou 1 and 14 in Bijou 2.
