Month Supply of Al Tahoe Inventory - December, 2011

Glimmers of good news was found when looking at the updated real estate market report for the Al Tahoe Neighborhood, at least in regards to the ratio of sale to list price, number of days on the market and declining inventory of available homes for sale.  According to the South Tahoe Association of Realtors’ MLS, there were 24 closed escrows in the Al Tahoe neighborhood during 2011. The year before in 2010 there were 38 closed sales and in 2009 there were 26. The median sales price for the homes that sold in 2011 was $257,000. This number has decreased slightly over the past couple of years. In 2010 the median was $280,000 and in 2009 the median was $312,500.

As for the list price to sold price ratio, the homes that sold in Al Tahoe during 2011 sold for an average of 97.1% of the asking price. This number increased from the previous 2 years. In 2010 they sold for an average of 95.3% and in 2009 the homes sold for an average of 95.2% of the asking price. The average amount of time on the market for the homes that sold in 2011 was 149 days (including the escrow period). During 2010 they were on the market for an average of 182 days and in 2009 they were on for an average of 191 days.

At the end of the December in 2011 there were 16 homes currently listed for sale in the Al Tahoe neighborhood according to the South Tahoe Association of Realtors’ MLS. At the end of the year in 2010 there were 26 homes on the market and in 2009 there were 25 homes on the market. The lowest priced house currently on the market in the Al Tahoe area is listed at $169,000 for 909 Modesto. This home has 3 bedrooms, 1 bath and 960 square feet. The highest priced listing currently on the market is $12,900,000 for 969 Lakeview, a lakefront estate with panoramic views and private dock. This home features 9 bedrooms, 5 baths, 14,336 square feet of living space. The average list price for Al Tahoe homes on the market is $1,647,088 (brought up from the highest priced listing) and the median list price is $419,900.

    Good indication…..I assume the housing prices have fallen quite a bit over that period but let’s hope they stabilize or, dare we hope, go up in 2012.
