East Shore, NV- South Lake Tahoe Real Estate Market Update, July 22- July 28

According to the Northern Nevada Regional Multiple Listing Services, there are 157 single family homes currently listed for sale throughout the  South Lake Tahoe’s Nevada East Shore neighborhoods (as of July 28th, 2011). Among this group of Nevada homes for sale, there are 8 homes currently in escrow. Among these 8 escrows, 3 are still pending bank approval for a short sale. Throughout these 157 active listings, the median list price is $999,000 while the average list price is much higher at $2,957,457.  Among the 8 homes that are in escrow, the median listing price is $675,000 and the average listing price is $929,000.

During the past week there were 2 new listings put on the market on Lake Tahoe’s Nevada East Shore, the same number as the week before. The lowest new asking price is $379,000 for 1002 Red Fir Dr. in Zephyr Cove. This home has 3 bedrooms, 2 baths and 1,240 square feet. The highest priced new listing is a $465,000 for 259 McFaul in Zephyr Cove. This home has 3 bedrooms, 2 baths and 1,808 square feet. Unfortunately there were no homes that went into escrow over the past week, the same as the week before. There was 1 recorded sale over the past week, also the same as the week before.  This home sold for $3,240,000 and it features 4 bedrooms, 3 baths and 2,830 square feet. This lakefront house is located in the Skyland neighborhood.

As of July 28th, 2011 there are currently 90 condominiums listed for sale on the Nevada side of South Lake Tahoe. The median listing price for these condos is $399,000 and the average listing price is $664,245. Out of these 90 condos on the market, there are 9 that are currently in escrow. Among the 9 pending sales, 4 of them are subject to bank approval for a short sale.  The median price for Nevada condos in escrow is $229,000 and the average is $253,388. There were 3 new condos put on the market last week, up 2 from the previous week’s 1. The lowest priced new listing was $145,000 for 742 B Tina Ct. at the top of Kingsbury Grade. This condo has 1 bedroom, 1 bath and 800 square feet. The highest priced new condo listing is $429,000 for 784 A1 and A2 North Bowl, also at the top of Kingsbury. This features 4 bedrooms, 2 baths and 1,952 square feet. Unfortunately there were no new pending sales throughout the past week, the same as the prior week. There were also no reported sales over the past week, down 1 from the previous week.

South Lake Tahoe Real Estate Market Update, July 21- July 27

It’s all blooming in Tahoe – blooming wildflowers and blooming hot real estate opportunities.  According to the South Lake Tahoe Association of REALTORS’ Multiple Listing Services, there were 24 NEW listings this past week, up 6 from the previous week’s reported 18. The lowest priced new listing is only $80,000 for 1141 Tata Lane in the Y neighborhood. This home has 2 bedrooms, 1 bath, 816 square feet of living space and is currently bank owned. On the other end of the scale, the highest priced new listing is $839,500 for 3060 Pioneer Trail. This home has 4 bedrooms, 4.75 baths and 4,064 square feet of living space.  The overall median list price for these new listings was $359,950 and the overall average list price was $357,538, both higher than the current median for the area.

Throughout this past week there were a whopping 16 new PENDING escrows, up 1 from the previous week’s 15. The lowest pending list price from this group was $143,000 for 556 Eloise in the Tahoe Island Drive neighborhood. This home will need short sale approval and it has 3 bedrooms, 1 bath and 722 square feet. The highest pending list price was $595,000 for 2121 Texas just outside the Tahoe Keys. This home has 3 bedrooms, 2.5 baths and 2,535 square feet. The overall median list price for the homes in escrow over the past week was $255,450 while the overall average list price for these homes was $307,6498. The average time on the market for these pending sales was 84 days.

There were 8 recorded SALES over the past week, down 1 from the previous week’s 9. The lowest recorded sale price within this group was $119,900 for 3610 larch. This was a bank owned sale featuring 2 bedrooms, 1.5 baths and 936 square feet of living space.  The highest sale price over the past week was $750,000 for 534 Tahoe Keys Blvd.leading into the Tahoe Keys. This home has 5 bedrooms, 3 baths and 2,728 square feet.  The overall median sale price for the past week was $181,000 and the overall average sale price was $282,600. The average time on the market, including the escrow period, was 125 days.

As of July 27th, 2011, according to the South Tahoe Association of REALTORS’ Multiple Listing Services, there are currently 574 active listings for single family homes and condos. Out of the 574 active listings, 97 are currently in escrow. Out of the 97 pending sales, 34 of them are currently awaiting bank approval for a short sale.

East Shore, NV- South Lake Tahoe Real Estate Market Update, July 15- July 21

Among this group of Nevada homes for sale, there are 7 homes currently in escrow. Among these 7 escrows, 3 are still pending bank approval for a short sale. Throughout these 154 active listings, the median list price is $999,500 while the average list price is much higher at $2,930,662.  Among the 7 homes that are in escrow, the median listing price is $675,000 and the average listing price is $1,376,714.

During the past week there were 2 new listings put on the market on Lake Tahoe’s Nevada East Shore, down 7 from the previous week’s 9. The lowest new asking price is $726,000 for 224 McFaul Court in the Round Hill neighborhood. This home has 4 bedrooms, 3 baths and 3,362 square feet of living space. The highest priced new listing is a whopping $4,850,000 for 2214 Lands End Road within the gated community of Glenbrook. This home has 4 bedrooms, 5 baths and 2,436 square feet. Unfortunately there were no homes that went into escrow over the past week, the same as the week before. There was 1 recorded sale over the past week, the same as the week before.  This home sold for $3,900,000 and it is located at 686 Lakeview in Zephyr Cove. This lakefront property has 4 bedrooms, 3 baths and 1,208 square feet.

The condo sales appear to be on a better tract. As of July 21st, 2011 there are currently 89 condominiums listed for sale on the Nevada side of South Lake Tahoe. The median listing price for these condos is $399,000 and the average listing price is $666,791. Out of these 89 condos on the market, there are 13 that are currently in escrow. Among the 13 pending sales, 7 of them are subject to bank approval for a short sale.  The median price for Nevada condos in escrow is $225,000 and the average is $232,442. There was 1 new condo put on the market last week, up 1 from the previous week. This new listing is asking $249,000 and it is located at 2123 A S. Benjamin on Kingsbury. This condo features 3 bedrooms, 2 baths and 1,260 square feet.  Unfortunately there were no new pending sales throughout the past week, the same as the prior week. There was 1 recorded sale, up 1 from the previous week. The condo that sold is located at 212 Glenbrook Inn and sold for $1,275,000 This unit featured 5 bedrooms, 3 bathrooms and 2,362 square feet.

South Lake Tahoe Real Estate Market Update, July 14- July 20

South Lake Tahoe’s mid-summer real estate activity continues to swing along on a good pace.  According to the South Lake Tahoe Association of REALTORS’ Multiple Listing Services, there were 18 NEW listings this past week, up 1 from the previous week’s reported 17. The lowest priced new listing is $164,900 for 1284 Heather Lake, a 3 bedroom, 1 bath home with 1,092 square feet of living space. This home is located in the Bijou neighborhood and it is bank owned. The highest priced new listing is $819,900 for 1707 Sherman Way in the Heavenly neighborhood (congratulations to Flip from Pinnacle). This bank owned home features 7 bedrooms, 4 baths and 4,000 square feet. The overall median list price for these new listings was $249,000 and the overall average list price was $344,228.

Throughout this past week there were 15 new PENDING escrows, down 3 from the previous week’s 18. The lowest pending list price from this group was $45,000 for 1223 Bonanza #26, which will need bank approval for a short sale. This is a condo in the Y neighborhood with 2 bedrooms, 1 bath and 841 square feet. The highest pending list price was $638,000 for 716 Clement in Gardner Mountain (congratulations to Mark from Pinnacle). This home has 3 bedrooms, 2.5 baths and 2,644 square feet. The overall median list price for the homes in escrow over the past week was $249,000 while the overall average list price for these homes was $292,400. The average time on the market for these pending sales was 129 days.

There were 9 recorded SALES over the past week, up 1 from the previous week’s 8. The lowest recorded sale price within this group was $175,000 for 2009 Piute in Meyers. This home was a foreclosure sale with 3 bedrooms, 2 baths and 1,620 square feet. The highest sale price over the past week was $900,000 for 1323 Keller in the Heavenly neighborhood (again, congratulations to Mark from Pinnacle). This home has 5 bedrooms, 4.5 baths and 3,231 square feet. The overall median sale price for the past week was $260,000 and the overall average sale price was $342,167. The average time on the market, including the escrow period, was 166 days.

As of July 20th, 2011, according to the South Tahoe Association of REALTORS’ Multiple Listing Services, there are currently 557 active listings for single family homes and condos. Out of the 554 active listings, 100 are currently in escrow. Out of the 100 pending sales, 35 of them are currently awaiting bank approval for a short sale.
