South Lake Tahoe Real Estate Market Update, July 2- July 8

This week there were 30 NEW LISTINGS, down from last week’s 32. The lowest priced new listing is $129,000 for a 1 bedroom, 1 bath condo with 480 square feet located at 516 Emerald Bay Rd. #303. The highest priced new listing is $3,295,000 for 3371-16 Lake Tahoe Blvd., a 4 bedroom, 4 bath with 3387 square feet. The median new listing price for this week is $422,500.

There were 12 homes that went into ESCROW this week, down from last week’s 16. The lowest priced new escrow is $202,800 for 2319 Sky Meadows Ct., a 3 bedroom, 1.75 bath with 1280 square feet. The highest priced new escrow is $745,000 for 1841 Osage, a new construction 4 bedroom, 3 bath home with 2855 square feet. The median pending sale price is $397,000 with an average time on market of 137 days.

This week there were 6 homes that were recorded as SOLD, down from last week’s 15. The lowest sale price was $360,000 for 1823 Nez perce, a 3 bedroom, 2.5 bath with 1716 square feet located in the North Upper Truckee neighborhood. The highest sale price was $870,000 for 2119 Oaxaco, a 4 bedroom, 3 bath with 3388 square feet, also located in North Upper Truckee. The median sale price was $435,000 with an average time on market of 106 days.

The lowest priced new listing is $144,000 for 1281 Bonanza, a 2 bedroom, 1 bath condo with 870 square feet. The highest priced new listing is $1,250,000 for 1775 Venice, a 3 bedroom, 2.5 bath with 2526 square feet. The median new listing price for this week is $329,000.

Just as last week, there were 16 homes that went into ESCROW. The lowest priced new escrow is $129,000 for 516 Emerald Bay #303, a 1 bedroom, 1 bath condo aith 480 square feet. The highest priced new escrow is $3,200,000 for #3 Lighthouse Shores in the Tahoe Keys neighborhood. The median pending sale price is $409,000 with an average time on market of 78 days.
