Fresh snow brings out the ski enthusiasts
This week there were 10 NEW LISTINGS, down from last week’s 12. The lowest new listing has an asking price of $149,000 for a 2 bedroom, 1 bath condo with 870 square feet, located at 1281 Bonanza #16. The highest priced new listing is 729 El Dorado, a 4 bedroom, 3 bath home with 2208 square feet and an asking price of $799,000. The median new listing price is $349,500.
There were 3 new ESCROWS this week, down from last week’s 5. The lowest priced home that went into escrow is 703 Tahoe Island, a 2 bedroom, 2 bath, 1429 square foot home in the Tahoe Island neighborhood listed at $245,000. The highest priced new escrow is $356,250 for 1138 Apache in Meyers. This home has 3 bedrooms, 2 baths and 1294 square feet of living space. The median price for the new escrows is $279,999 with an average time on the market of 92 days.
There were 8 RECORDED SALES this week, up from last week’s 6. The lowest recorded sale is $260,000 for 573 Otomites, a 3 bedroom, 1.75 bath with 1104 square feet located in North Upper Truckee. The highest recorded sale is $945,000 for 1392 Bonita, a 6 bedroom, 5 bath home with 3562 square feet. This home has 4 bedrooms, 3 baths and 2873 square feet. The median sale price for this week was $457,500 with an average time on the market (including the escrow period) of 232 days.

One of the strongest memories of my childhood were the gatherings of friends and family members all coming together with musical instruments (could be just a bongo or a pair of spoons) and belting out songs at the top of their lungs. A hometown hootenanny, if you will. Trust me, other than one uncle who was actually a member of a barbershop quartet (yes, they showed up as well) no one could carry a tune. Never-the less, singing and dancing by all ages lit up the night.
These memories returned in flood stages this past weekend when a few friends and family members of my own decided to visit a local restaurant to hear another friend perform. It was lightly snowing outside, the room was packed with casual diners and soon the music began. And what music! Guitars, fiddles, mandolins, harmonicas (just two musicians) pulled together to present a lively and wide range of tunes. ”What do you want to hear?” encouraged Ike. ”Call ‘em out!” ”Requests” And boy, did they. Johnny Cash, Neil Young, Elton Bishop, Britney Spears (yup) and on and on. Old and new. And before you knew it, the entire audience was singing along at the top of their lungs, sharing in the simple joy of music. Heck, my new young friend Aaron (my guess is age 12ish?) downloaded a Zippo lighter on my IPhone so that I could join in on the waving of the light.
It was a great night. Living and working in Lake Tahoe can be such simple joy.

The highest priced new listing is $1,290,000 for 1566 Apache, a 4 bedroom, 2.5 bath home with 3200 square feet. The median new listing price is $477,000.
There were 5 new ESCROWS this week, down from last week’s 8. The lowest priced new escrow is $160,000 for 790 Anita, a 3 bedroom, 2 bath home with 1440 square feet in the Tahoe Island neighborhood (congratulations to Casey Ressler of Pinnacle Real Estate Group). The highest priced new escrow is $419,000 for 2289 Lupine, a 4 bedroom, 3 bath with 2562 square feet of living space in Montgomery Estates. The median price for the new escrows is $339,000 with an average time on the market of only 11 days.
There were 6 RECORDED SALES this week, equal to last week and the week before. The lowest recorded sale was $190,000 for 2419 Lupine, a Montgomery Estates home with 4 bedrooms, 3 baths and 2562 square feet (congratulations to Flip Walker of the Pinnacle Real Estate Group). The highest recorded sale was $1,275,000 for 2008 Marconi in the Tahoe Keys. This home has 4 bedrooms, 3 baths and 2873 square feet. The median sale price for this week was $322,500 with an average time on the market (including the escrow period) of 134 days.

Winter is Back in Lake Tahoe!

Folks that live in snow country either LOVE it of HATE it. Those that hate it generally look for greener (year round) pastures within a few years. Others love it for about a month and then they HATE it and going looking for those greener pastures (in a seasonal manner.) Those that LOVE the snow learn to ride the roller coaster fresh powder ride. When is it coming? When is it coming? This weather report said that, that weather report said this. When is it coming? AND THEN, we awake to a foot of fresh powder in the yard. Christmas all over again. It’s as if Santa came once more.
Then the frenzy begins. Make those necessary phone calls, rearrange the schedule, grab the skis, (snow shoes, snowmobile – whatever the choice of winter recreation) and GO. OUTDOORS. Winter is back and the Lake Tahoe locals are euphoric. This is why we live here.
