Winter Has Arrived in Lake Tahoe

Don tele-skiing at KirkwoodIt’s true!  We actually live in a postcard.  We live in one of those magical snow globes.  We live in Paradise. As I take in my daily dose of caffeine this morning and glance out the window, I catch my breath.  Golden rays of morning light spread like honey over the newly fallen snow.  Lots of newly fallen snow!  Why is it that snow and Christmas blend together so beautifully?  Everywhere you go in Lake Tahoe, people are happy.  The snow is here, the phones are ringing, there is new hope and tradition is underway.  

Those waiting for the ski season to begin need to get their gear out of storage.  All of the surrounding resorts are open and conditions are blissful.  Our son arrived home for the holidays and it was only a matter of hours before he and Don were doing a bit of male bonding in the powder.  Sore, unconditioned muscles and big smiles were a shared joy between the generations in our household last night.  Check out the photo of Scott took of Don tele-skiing at Kirkwood.

I can’t help but smile as I remember how, come next April, this euphoric goodwill brought on by holiday snowfall will transform to grumbling about enough being enough.  Yet for now, winter is here and it is gorgeous. If nowhere else, peace is certainly on the earth surrounding Lake Tahoe.

South Lake Tahoe Real Estate Market Update, Dec. 18- Dec. 24

Lake Tahoe Snow TracksThere were 17 NEW LISTINGS this week, down from last week’s 21.  The lowest priced new listing is $204,500 for a gutted home with 2468 square feet that needs to be rebuilt, located in the Montgomery Esates neighborhood at 2419 Lupine. The highest priced new listing is at $4,950,000 for 335 Beach Dr. in the Tahoe Keys with 5 bedrooms, 4.5 baths and 3867 square feet. The median new listing price this week is $575,000.

There were 4 homes that went into ESCROW this week, down from last week’s 5.  The lowest new  pending sale is listed at $299,000 with 3 bedrooms, 2 baths and 1152 square feet, located at 1399 Bozeman Dr. in the Pioneer Village area. The highest priced home that went into escrow is listed at $433,600 for 1210 Huph St, a foreclosure home with 4 bedrooms, 2.5 baths and 2244 square feet in the Pioneer Trail neighborhood. The median price for pending sales this week is $347,500 with an average time on market of 90 days.

There were just 3 RECORDED SALES this week, down from last week’s 11. The lowest sale price is $733,550 for 2033 13th St. in the Tahoe Island area with 4 bedrooms, 2.75 baths and 3004 square feet. The highest recorded sale of the week is $1,890,000 for 703 Roger in the Gardner Mountain area. This home has 6 bedrooms, 5 baths and 6700 square feet. The median sale price is $880,000 with an average time on market of only 206 days (including the escrow period).

South Lake Tahoe Real Estate Market Update, Dec. 11- Dec. 17

Lake Tahoe first SnowThere were 21 NEW LISTINGS this week, up from last week’s 15.  The lowest priced new listing is $194,900 for 3608 Terry Lane #28, a 3 bedroom, 1.75 bath condo with 1176 square feet. The highest new listing is $1,300,000 for 3606 Needle Peak in the Heavenly Valley neighborhood. This home has 4 bedrooms, 2.5 baths and 1831 square feet. The median new listing price is $639,000.

 This week there were 5 homes that went into ESCROW, down from last week’s 8.  The lowest priced home that went into escrow is $155,000 for 3740 Larch, a 1 bedroom 1 bath home with 468 square feet in the Bijou neighborhood. The highest priced home that went into escrow is $568,000 for a 3 bedroom 2 bath Tahoe Keys condo located at 405 Ala Wai #1825. The median price for pending sales is $399,900 with an average time on market of 53 days.

There were 11 RECORDED SALES this week, up from last week’s 5. The lowest sale price is $261,900 for a 3 bedroom, 1 bath home with 1048 sf located in the Al Tahoe area at 3049 Oakland. The highest recorded sale is $820,000 for 1967 Kickapoo, a 4 bedroom, 3.5 bath home with 3595 square feet located in the North Upper Truckee neighborhood (congratulations to Mark Salmon of the Pinnacle Real Estate Group). The median sale price is $400,000 with an average time on market of only 55 days (including the escrow period).

South Lake Tahoe Real Estate Market Update, Dec. 4- Dec. 10

There were 15 NEW LISTINGS this week, up from last week’s 9.  The lowest priced new listing is $189,000 for 3344 Sandy Way #26, a 2 bedroom, 1 bath condo located in the Bijou neighborhood with 1000 square feet. The highest new listing is $738,500 for 770 Algonquin, a 4 bedroom, 3 bath home with 3009 square feet. The median new listing price is $369,000.

 This week there were 8 homes that went into ESCROW, twice as many as the previous week.  The lowest priced home that went into escrow is $164,000 for 887 San Jose which is a studio with one bath and 320 sf in the Al Tahoe area. The highest priced pending sale is $999,990 for 1372 Donner in the Heavenly Valley neighborhood with 4 bedrooms, 3 baths and 2400 sf. The average days on market for these homes is only 97 and the median price is $322,450.

There were 5 RECORDED SALES this week, up from last week’s 0. The lowest sale price is $210,000 for a 2 bedroom, 2 bath condo with 1044 sf located in the Heavenly Valley area at 1200 Wildwood #5 (congratulations to the Benedicts of Pinnacle Real Estate Group). The highest recorded sale is $655,000 for 769 Colorado, a 3 bedroom, 2.5 bath home with 2316 sf in the Tahoe Island neighborhood. The median sale price is $340,000 with an average time on market of 317 days.

There were 9 NEW LISTINGS this week, up from last week’s 5.  The lowest priced new listing is $139,000 for 1281 Bonanza #1, a 2 bedroom condo with 870 square feet. The highest new listing is in the Tahoe Keys located at 1978 Kokanee for $1,769,000 with 3 bedrooms, 2.5 baths and 2373 square feet. The median new listing price is $425,000.

 This week there were 4 homes that went into ESCROW.  The lowest of which is listed at $188,500 for a 2 bedroom condo with 1000 square feet located at 3344 Sandy Way #6.  The highest priced home for the new pending sales is 2852 Santa Clause, located in the Christmas Valley neighborhood with 3 bedrooms, 2 baths and 1520 square feet of living space.  The average days on market for these homes is only 16 and the median price is $288,500.

 There were no recorded sales this week, quite a difference from last week when 11 homes closed escrow.
